The biggest challenge in today's real estate market, specifically for homebuyers, is affordability. Inventory is low. Interest rates are higher than they’ve been in a decade. Lloidy has been in and out of the real estate business since 2004. When the economy took a nose dive after 2006, he tried to run away from real estate, only to be lured back a decade later. A lot of people were good at finding and executing on expired listings, but when the market got easy in 2020 and 2021, they stopped doing it. As a result, there’s a lot less agents going after expired listings. At the same time, the slow down in the market has produced a lot more expired listings. With more of them and a lot less people hunting them, there is a great opportunity for agents to find new business. In part 1 of this series on Building a Team, host Dan Lesniak described the process and steps of when and how to go from being a solo agent to bringing on support. In part 2, he walked us through the steps of going from how do “I Do It” to how do “We Do It.” Now, in part 3, he teaches us how members of a team go from doing it with your support to doing it with your help. This is where leadership comes into play. In part 3, you are likely going to need to hire a COO (either from within or bringing in a new member onto your team), someone who can run the operations of the company. In part 2 of this series on Building a Team, host Dan Lesniak talks about step 2 of building a team, or what he calls the “We Do It” phase. In step 1 (episode 431), Dan suggested first hiring administrative support and an inside sales agent. Once you’ve done that and increased your production with this team, and getting to the point where you are closing five or six deals a month, then you should grow your team by hiring a buyer’s agent. There are various ways to do this including the traditional 100% commission model. However, there is also another model: hiring a partner agent, who comes on board in a salaried role and gets a percentage of the commission and bonus on the deals they close. Later on, you will probably need to hire a listing agent. From that point, going forward, you may also need to hire someone to help with marketing and/or additional administrative support. Your focus now should be hiring to help serve more clients and more people in the real estate industry. In this episode, host Dan Lesniak describes the process and steps of when and how to go from being a solo agent to bringing on support. If you are closing at least two deals per month, that is the time to start bringing on support. If you’re not closing at least two deals a month – you need to continue to focus on lead generation and conversion. Once you decide to start building your team, your first hire should be an administrative assistant. They should be doing all the low value things that take up a lot of your time as an agent. Dan cautions against bringing on a buyer’s agent as your first hire – if you do that, you will now be doing admin work for not one, but two people. Your second hire should be an inside sales agent – someone who spends about half of their time on the phones, following up on leads, and producing at least three to four appointments a day. In episodes 421 and 422, host Dan Lesniak went over parts one and two of how to get more listings in 2023. Those were focused on preparing to have a conversation with your client at the listing appointment and developing the right marketing strategy to sell the home. In this episode, Dan focuses on the third part of a strategy to get more listings in 2023: setting a communications strategy with the seller. Set the tone up front that you will be providing them with a weekly report and make sure they are comfortable with that. Dan outlines what the minimum amount of information you need to have in that report. That also is not the limit to your communication with them. But the weekly report will give them the broad scope of what is happening with the home and all the things you are doing to try to sell it. After you have gotten the lead and the listing appointment, you need to prepare to have the right conversation with your client on pricing and strategy. Often, buyers want to list their property at too high of a price. Agents need to improve their sales skills in order to have the appropriate conversation with their clients about pricing. And, even if the buyer lists the price too high, have a price reduction baked into the plan if the home does not sell or receive a certain amount of showings by certain dates. After two of the most historic years for real estate, 2022 was a return to a normal market, which is expected to continue in 2023. This means that real estate agents who have higher sales skills are going to do well while those who don’t will suffer.
