He is reborn. Read the scroll for 30 days before moving on and implement teachings. Create new empowering habits, and the reading has become a habit.. Take the messages seriously even if they are simple.   #2 Greet the day with love in your heart. Look on all things with love, the sunset. Laud your enemies and encourage your friends. Love yourself. Don’t allow your heart to become bitter. With this one skill, I will become the greatest salesman.   #3:Persist until I succeed.  Each day is one blow against a mighty oak. Keep chopping away. Remove words such as quit, impossible, unable, cannot, hopeless, retreat. Each obstacle is a detour. Greatest principle “If I persist long enough, I will win.   #4:I am nature’s greatest miracle. No one else is like me, or has my gifts. I am unique. I was brought forth with a purpose. Focus on work at work and home at home. I have unlimited potential, but I need to work and get better. Showcase my uniqueness. I was conceived in love and brought forth for a purpose.   #5:Live this day as my last. Enjoy the beauty, don’t remember yesterday or worry about tomorrow. Yesterday is buried forever, forget it. Procrastination I will destroy with action. If it is my last day, it will be my greatest monument. I will make more calls, sell more goods.  And if it isn’t my last day, I will fall on my knees and give thanks   #6: Master of my emotions. “Weak is he who permits his thoughts to control his actions. Stong is he who forces his actions to control his thoughts. Sing if depressed, laugh if sad, work hard if you are afraid, think of past success if you feel like a loser. Also, think of the prospects mood and emotions. Don’t judge a person on one meeting I will become a master of myself and my destiny.   #7: I will laugh at the world. Laughter puts everything into perspective. Don’t take yourself too seriously. Only with laughter and happiness can you become a success.   #8: Today I will multiply my value a hundred fold. Set goals for my life. Plan. Focus on yourself and not others. Don’t compare your results with others. You are competing with yourself. Be humble, continue to grow and learn.   #9: Take action. Everything else is useless unless you take action. Action is the food and drink which will nourish my success. Repeat “I will act now, I will act now, I will act now!” Say them before you go out, when you hit a road bump, Tomorrow is the day reserved for the labor of the lazy. Success will not wait, if I wait she will seek out another. This is the time, this is the place, I am the person!   #10: Pray, ask for guidance.Don’t pray for material things, pray for guidance, to be shown the way to acquire things and opportunities. Let me become all you planned for me when my seed was planted and selected by you to sprout in the vineyard of the world. Help this humble salesman. Mike Taravella and Will Coleman interview Tyler Cauble of The Cauble Group.    Key Information: Gain an edge in multi-family by learning how to underwrite commercial and retail properties.  Good retail deals allow you to lock in long term leases with high credit tenants. Commercial lease agreements can vary significantly depending on the tenant. To get agency financing for mixed-use properties, at least 75% of the income must come from the multi-family portion of the property. You need clarity on what they are for you and in what order you need to set. They can and will change as you change and those around you. As your kids get older, their needs will change. You will constantly be reassessing them often.   When we run too thin and try and do everything we eventually get burned out and become unsatisfied with our life. The objective is to create priorities and to stick to them to avoid getting burned out.   Boundaries are vital to setting priorities, and being able to say no will allow you to focus on what is important to you.   Here is a framework to follow when establishing priorities:      Figure Out What's Most Important To You. ... Create An Action Plan. Designate Specific Time Slots For Tasks. Determine How You Want To Live Your Life. Talk To A Mentor.. Map Out Your Daily Tasks. Eliminate Distractions. Mike Taravella and co-host Will Coleman interview Adam Klenk and Tyler Mayo of Capstone Apartment Partners. Key Information: Underwriting models should factor in the new reserve requirements and hold periods based on what market the asset is in.  Different markets require different reserve amounts. What metrics to look for if a market or sub-market is being over developed. High job growth and high market rents are good indicators to look for in regards to the development stage. How extended due diligence periods and financing contingencies are affecting buyers and sellers. Mike Taravella interviews Will Coleman about the best time to refinance Key Information: Community banks have various seasoning periods ranging from 1-3 years depending on the bank Agency banks generally like to have 1-2 year seasoning period When you refinance the banks like for you to have “skin in the game” Know your prepayment penalties (yield maintenance or step-down) Yield Maintenance is calculated by taking the net present balance of the loan and multiplying it by the difference in the interest rate on the loan and the correlating bond yield. Step down is calculated as taking a predetermined percentage and multiplying it by the loan balance. If it is a 5-year term generally your step down will be 5% year 1, 4% year 2, 3% year 3, 2% year 4, and 1% year 5. Mike Taravella and co host Will Coleman interview Rob Beardsley founder and principal at Lonestar Capital.   Key Information: Rob identifies three major levers of underwriting he is looking at in order to better prepare his underwriting on future acquisitions. Those three levers are:  Stabilization timeline - Having a realistic time frame of when you will make the improvements of the property, increase rents, and get your occupancy up. Don’t assume everything will be perfect in one year. Rob underwrites at 0% rent growth during the first 24 months of the stabilization timeline.  Going in Vacancy Rate - Things are uncertain in the market right now, there is a possibility of an increase in vacancy and it is important to stress test this number to see how it impacts your model.  Hold period - If you were underwriting at a 5 year hold period now stress test it to 7 years. Which will automatically impact your IRR.   Rob and his team have not changed the level of return they are looking for on a deal.  When underwriting make sure you understand how you are valuing the property upon sale and that you are not being over aggressive.  Make sure you understand your cap ex budget. Mike Taravella and co host Will Coleman interview Robert Durham and Jordan Brooks with ALN Apartment Data.    Key Information: ALN provides data to apartment owners throughout the country.  DFW: About 82% of tenants paid rent in April compared to 90% in March. Occupancy still looks strong, Jordan is not seeing a drop in Occupancy for Dallas so far.  Atlanta: Rents have increased about 0.2% in 2020 compared to about a 2% increase in 2019. Jordan is not seeing a large jump in concessions as of yet. Demand is looking good in Atlanta.   Orlando: Rents in Orlando have been flat for a while with rents growing less than 1% per year for the last couple of years. Robert believes there will be some investment opportunities in Orlando due to the negative impact COVID-19 will have.  Phoenix: Rent growth in the first quarter was 2%. Rent concessions are being less prevalent. They are also seeing a strong occupancy of approx. 92%.  Nashville: They have seen a negative absorption in the first quarter of this year. Stabilized class A has seen a 2% drop in occupancy. Nashville is a very active market with a strong supply being added. Mike Taravella and co host Will Coleman interview Joe Fairless Co Founder and Partner of Ashcroft Capital.    Key Information: When Joe first started he learned valuable lessons, for example your investments need to be well capitalized. You shouldn’t rely on the cash flow of the property for your capital expenditures. He was also not as focused on the quality of areas he invested in.  He now focuses on deals that meet his medium income and crime requirements.  As Joe’s business has grown he has brought on new team members on the acquisition and underwriting side.  On the asset management side Joe has gone from working on the property himself to hiring a team that is still very hands on for the properties they are managing.  Hiring is key when it comes to creating your company culture. Joe mentions that he asks himself “knowing what I know now would I hire this person” after they have worked for the company for a few months.
