An empowering question is a thought provoking, open ended, challenging question that allows a person to look for answers and new opportunities. Tony Robbins is famous for saying “Successful people ask better questions and as a result, they get better answers.” The trinity of building rapport with someone is to employ: Empathy Listening Empowering Questions   Coaches employ empowering questions to motivate and raise the consciousness of their clients. The object is to raise the client’s level of energy and then have the client face their problems from a position of higher energy and passion. The client will begin to realize options available to him that he didn’t notice when he was viewing them from a level of fear. Here is a list of empowering questions for you to use: What do you love most about yourself? What do you do really well? What would you like to learn to do really, really well? What can you do today to begin? What gets you truly excited about life? When was the last time you did something for the very first time? What are your top 5 values? Are you (honestly!) living those values every day? What would you do differently if you knew nobody would judge you? What will your success look like? What has the fear of failure stopped you from doing? What one step could you take today to begin overcoming that fear? Do you have healthy boundaries or do you let people take advantage of you? What motivates you to do your very best? What one thing have you not done that you really want to do? What are you waiting for? Who do you need to forgive? What self-limiting belief have you been clinging to? How would your life be better if you banished this belief? Right now, at this very moment, what do you want most? What are you going to do about it? What is the biggest obstacle that stands in the way of your happiness? To enrich your relationships, become an active listener. Do not sit there waiting for your turn to speak. Actively listen to your partner and then respond. 20% of your action should be speaking, while 80% should be listening to your partner. Mike Taravella and co host Will Coleman interview Mitchell Stogner, a Vice President at Arbor Realty Trust    Key Information: Make sure your broker has a network of heavy hitting lenders.  It’s not business as usual but Freddie and Fannie are still originating. The need for lending is still there.  Due to the impact of COVID-19 lenders are pulling back on leverage. While it is all subject to the deal and the sponsor a 5% reduction in leverage is generally what is being seen across the board.  Principle and Interest reserves are changing daily however right now any deal after March 25th is requiring a minimum of 6 months Principle, Interest, and Taxes and Insurance in reserves. Mitch is seeing approx. 90% of these deals only requiring Principle and Interest reserves.  Majority of borrowers right now are negotiation extensions with their contracts. Mike Taravella and co host Will Coleman interview David Kahn, the managing analyst for CoStar group concentrating on the Atlanta metro and the Southern United States.    Key Information: Keep an eye on the unemployment claims, Government stimulus package, daily rents. Rents react very fast when there is a disruption in the market. We have already seen a rental rate decline over the last few days. Government agencies seem to be all in when it comes to helping the economy recover. Not yet seeing a variance in rental rate declines between class A, B, and C apartments. In the short term it doesn’t seem like white collar jobs are being impacted as of yet however long term with interest rates so low we may see more of this class residents move towards buying a house. Other than supply chain issues, the industrial space looks relatively strong right now.    9-11% unemployment seems to be the most reasonable estimate so far.  GDP loss for Q2 is projected anywhere between  -12% to -25% however the good news is that the Q3 and Q4 GDP growth show more positive estimates.  There will be a pause from the capital markets however as of now buyers are still looking at deals and occupancy rates are still record high.  Keeping an eye on development over the next few months could lead to a lack of supply for multi-family over the next 12-18 months.  Expert Pro Tip: Check out CoStar News! Welcome to the Movers and Shakers podcast. Our guest this week is Greg and Rachel. They are living in College Station, TX (home of Texas A&M University) and investing right in their back yard. In October 2019 Greg and Rachel relocated from Wilmington, NC to TX to pursue their dreams of becoming real estate investors. Greg was a Marine Corps Huey pilot for 9 years and Rachel was gym manager and Personal Trainer for the past 4 years. In 2017, Greg became intrigued with real estate investing and spent all his spare time reading and listening to Bigger Pockets podcast. Rachel matched Greg's passion for real estate in 2018 after her pursuit of self-education. He is currently a Managing Director of Operations for an NYC based alternative investment manager with over 15 years experience in the alternative asset management and FinTech industries.  Francesco got started in multifamily investing back in 2010 with the purchase of a “mom and pop” owned fourplex in Northern NJ.  Over the next 7 years Francesco earned his MBA from Rutgers Business School while self-managing his first property. Francesco “refi and rolled” into a second fourplex on the same block, purchasing it directly from the property owners in 2017.  He recently acquired a third fourplex in the same neighborhood in an off-market deal from two retiring partners, bringing his portfolio to 12 doors. He began college as a finance major, but when he graduated, he got at Xerox in sales.  He noticed that people became successful through real estate. Chad chose to go into real estate full time in 2017. In 2019, he was involved in 168 deals in five different markets. He started to study multi-family so that he could grow  his wealth and cashflow. In July of 2019, Chad joined the Jake and Gino Community. This weeks guest on the Movers and Shakers podcast is Baron Hollowell.             Baron’s serial entrepreneur life can be traced back to his childhood and parents. Being raised by entrepreneurs and he knew he never wanted to work for anyone else. His first entrepreneurial pursuit was starting a successful trucking business. Taking his profits he started investing in real estate and bought his first 2 SFH in 2011. Quickly realizing it wasn’t scalable. Then when oil tanked in 2015, Baron adapted and started a meal prep company. Recently Baron shifted his focus back to real estate, first buying a duplex to house hack.
