What you think is a good renovation, and what your tenants are willing to pay for are not always the same thing. If your property management team is not hitting the mark, it is ultimately your fault as an owner. There is always something you can do as an owner to ensure things are being done. When delegating tasks to your team members, be clear about communicating what the end goal is. Clarify not only what needs to be done, but why it needs to be done so that your team can be proactive in achieving that goal. Value-add doesn’t just translate into renovations, it can also mean cutting excess spending by running the property more efficiently and effectively. Hiring good employees may cost more money in the short term, however, it will increase revenue in the long term. Good employees provide a better service to the residents and drastically increase the operations of the property. Julia Barbaro & Gino Barbaro discuss the six stages of energy and why you need to understand how they impact your daily life. Every action that you take throughout the day corresponds to one of the six stages, and being conscious and aware of how you react to the situation will allow you to take control and act in an empowering fashion. The six stages are as follows: Victim Anger Responsibility Concern Reconciliation Non Judgmental The first two stages are referred to as catabolic, a low, negative draining energy. When a person is in this type of energy, it is difficult to find solutions, and the focus is purely on the self. It is important to understand that you are acting in this manner, and the focus should be how to raise your level of energy and try to “get into” the next stages. The remaining four stages are considered anabolic energy, positive, uplifting, and energizing. This is where we begin to take positive action, begin to view problems as opportunities and start to look for and create solutions in our lives. The key is to realize where you are resonating throughout the day. If you are acting like a victim, chances are you won’t pick up the phone and make that important phone call. You will just make an excuse. It is also important to understand that you have the power to decide at what stage you want to live in. Each stage is neither good nor bad. Sometimes you need to act like a victim, especially when you lose a sale or an important relationship has ended. The low cash on cash returns in muti-family are still better than letting cash sit in the bank with low interest rates. Success in real estate is all about taking action. You can’t hesitate, you must be keep moving forward, taking daily strides. Stress test your property in your underwriting. Assume no rent increases in year 1 Underwrite 70-75% break-even occupancy Increase your exit cap rate by 15-20 basis points every year of the hold Account for the possibility of reserves Reserve Strategies:1) Look to delay capex during the first six to nine months in order to use the reserves once returned 2) Evaluate the possibility of return of capital following the end of the reserve period Floating vs Fixed Rates: Avoid floating rate terms for real estate financing. Due to its unpredictability, it adds a lot of risk to each investor on the deal. Its not the strongest companies that survive in business, its the most adaptable. Create a company change is operations and adjust based on the circumstances. Key Information: Many people are shifting to invest in multi-family as fear grows around the probability of rising inflation and low interest rates for the coming years. There are deals in every phase of the market cycle. What changes is 1.) how you find them and 2.) how you adjust your underwriting and pro forma assumptions. Off Market Campaigns: It takes on average four to five contact attempts with owners before you receive any response. Be persistent and you will eventually come in contact with interested sellers. Sales Tips: 1.Tactical Empathy- Put yourself in the other person’s shoes in order to understand what they want to achieve and what is causing their concerns. Take Control- A good sales person is talking 10-20% of the time while the person being sold to is talking 80-90% of the time. Taking control of the conversation means letting the other person discuss what they want and what needs to be done to help them get it. Ask the Right Questions- Address the other person’s concerns directly. Ask them what their biggest reservations are, and what you can be done to remedy them. MFZ - From Disposing Bombs To Creating Delights With Aaron & McKayla Hale
Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children. Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. In this week’s show, Julia and Gino interview Aaron & McKayla Hale, two Jake & Gino community members. They have an incredible story to share. After serving 14 years in both the Navy as a chef to the Commander of the US 6th Fleet and then transitioning on to becoming an Army team leader in one of the military’s most dangerous jobs, Explosive Ordnance Disposal (EOD), Staff Sergeant Aaron Hale was blinded by an IED. Not letting his injuries hold him back, Aaron became an EOD instructor, motivational speaker, mountain climber, white water kayaker, and marathon runner. Four years later tragedy struck again when Aaron contracted bacterial meningitis which robbed him of his hearing leaving him not just 100% blind but completely deaf as well. Again, Aaron picked himself up, dusted off, and continued to chase the best of what life has to offer. Today, he’s back speaking and sharing his story, running marathons, he’s a proud husband and father of a eight year old son and the recent addition of identical twins, runs a thriving chocolate company with his wife, and recently completed his first 100 mile ultra marathon McKayla has known Aaron since childhood since their mothers were themselves childhood friends. Formerly a student at Berkeley, McKayla first garnered team building, communication, and sales skills from her managerial position at Lulu Lemon before starting her adventure with Aaron. Today, McKayla is a full-time mother to a 9yr old and 15mo identical twin boys, on the local charter school board, a community volunteer organizer, ice President of their chocolate company, and partner in their REI business. ...not to mention, patient wife and caregiver to her bombastic disabled veteran husband! Their relationship is an example to all of us on how we should help each other out and support each other. One thing that stood out to me on the show was when Aaron said that it was an ethical imperative for him to turn a problem into an opportunity and to be the role model for others out there. Will Coleman and Mike Taravella Interview Rob Beardsley of Lone Star Capital Group Key Information: Preferred Equity is a hybrid product which is subordinate to the senior loan but has payment priority over common equity positions. Benefits of Preferred Equity include: Sponsors and developers are provided with a higher degree of leverage at lower cost than common equity. For real estate investors it also provides opportunity to capture a fixed rate of return prior to payment and can sometimes include upside. Preferred Equity offers a hybrid risk/return profile. In addition to payment priority over common equity, it provides some recourse provisions in the case of borrower default. Recourse provisions can include force of sale of the property and even take over of the property when certain triggers are hit. Pros: 1) Capital gains tax deferment 2) Higher leverage to be used on a new investment property Cons: 1) A timeline of 45 days to find a replacement property following the sale of a property. 2) Complete compliance with strict rules and regulations associated with the 1031 agreement. 3) Lack of negotiating power during acquisitions. Common 1031 Myths: You must have equal equity and debt for the next deal, following a sale. You must hold a property for two years. Delaware Statutory Trusts (DST): A syndication which satisfies the terms and conditions of a 1031 exchange. RCRE - Building Banking Relationships

Key Information: Bankers are not interested in short term relationships, they want to build long term relationships that span the course of at least 10-15 years. Banks want to pursue relationships in which a person or business will be making regular deposits into their bank accounts. Lending amounts are limited by the amount of money deposited into a bank's accounts. For every one dollar deposited into an account, a bank is able to lend out ten. Communicate to your banker how much money you plan on depositing into your accounts in order to build a better relationship. Discuss with your lender what kind of experience you have even if it is not real estate related. Having a highly technical job will communicate to your lender you are a competent and trustworthy borrower. RCRE - Understanding Your Personal Financial Statement
Will Coleman and Mike Taravella discuss personal financial statements. Key Information: A personal financial statement or PFS is an account of an individual’s personal assets and liabilities. Personal financial statement’s are used by lenders to evaluate whether a borrower has the net worth and liquidity to pay back a loan in the event that they were to default on their payments. A majority of lenders will require your net worth to be equal to or greater than the loan amount and for your liquidity to be enough to cover 9-12 months of debt service payments post closing. Scheduled Real Estate Owned (SREO): a list of all properties a borrower has an ownership claim in. Banks will put more emphasis on the net worth of a borrower and less emphasis on the SREO. Fannie Mae and Freddie Mac will put equal emphasis on your net worth and SREO. How education was the key to scaling at such a young age Peter’s Bio: Peter is originally from Long Island, New York and has been living in Knoxville Tennessee which is also where he is doing all of his investing. Peter has been in real estate for over three years. Halfway into college, he discovered real estate and began wholesaling houses to build up capital. Peter did this in unison to attending college. While wholesaling Peter and his partner began looking into multi-family acquisitions and began making offers on small apartment complexes. They started off with a 7 unit, a 6 unit, followed shortly after by a 35 unit building. All three were bought by using their own as well as our investors capital along with acquiring bank debt. They tacked on another 20 units and within about 14 months we had a portfolio worth 4.5 to 5 million dollars. Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children. Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. In this lesson, Julia and Gino share their journey of teaching their children the often neglected skills of money, finance, and investing, which are omitted in today’s public schools. Jake & Gino created a Youth Academy to address the inequities of lack of financial education in the classrooms, and have included lessons for adults as well. What is included in the Youth Academy? For starters, what can parents do right now to begin the journey, what life skills can they teach their children, what are some powerful habits to create around money, what is money and how to take control of it, and so many more vital topics. The goal of the Academy is to present money and investing in an easy to understand format, where young adults have a framework to begin implementing the lessons in their daily lives to improve their financial situation. Mobile homes are considered personal property and not real estate. When underwriting mobile home parks, only underwrite the lots and do not include the homes. Banks typically do not lend on homes in parks because of their rapid depreciation. Look to optimize the infrastructure in the park: septic tanks, clubhouse, roads. If possible utilize the city in regards to sewer, water, and electricity.
