MFZ - Fixed Mindset Vs. Growth Mindset
Julia & Gino dive into the book Mindset, by Carol Dweck, and share their personal stories of when they exhibited a fixed mindset and a growth mindset. They begin the show by discussing the fixed mindset, the mindset that feels the need to prove themselves, that is ego driven and takes failure personally. The fixed mindset individual tends to become less active and involved when they become depressed. People who consider their personal qualities unchangeable have a fixed mindset. The belief that skills, intellect and talent are unchangeable live in this mindset. FInally, the fixed mindset does not take responsibility for their lives. It’s always someone’s fault, or it’s the situation that is holding them back. On the other hand, the people who think they can improve or change their personality traits over time have a "growth mindset." The belief that skills, intellect and talent can be developed through practice and perseverance. They are responsibility junkies, and are not worried about how they are perceived, and their motivation is in constant improvement. The couple give examples of famous people who exhibit both mindsets, and show how the growth mindset led more to happiness and fulfillment. They discuss how one can begin to adopt a growth mindset by: Learn new skills. Life coaching. Don’t focus on self. Have a desire to learn. Surround yourself with growth mindset individuals. Bill Hamel has been a successful multi family real estate investor since the 90’s. He started buying smaller investment properties in the Albany, NY area with a childhood buddy. Once established in this space, Bill continued building his portfolio by adding his brother as another partner. He added larger multi family properties into the plan and accumulated well over 200 units in the portfolio. Bill operated an in house property management company focusing on great customer service maximizing resident retention and referrals. In this week’s podcast, Julia and Gino are joined by two Jake & Gino members named Anna & Fernando. Anna & Fernando are active multifamily real estate investors and still have their day jobs as Process Engineers in the Oil & Gas industry. They met in, and graduated from the University of Florida in 2015 where they both studied Chemical Engineering. After graduating, they both worked as Process Engineers and Project Managers for a major Oil and Gas company in Texas. It was during this time while living in Midland, Texas, that Anna & Fernando first realized the power of real estate investing when they ran and operated their first AirBnb property. They ended up deciding to further their real estate holdings and joined the Jake & Gino community, and passively partnered on their first multifamily property. Anna and Fernando share their story of trying to follow the F.I.R.E. method (Financial Independence Retire Early), but quickly realized that this method fostered a scarcity mindset because it made you focus only on trying to cut expenses and live within your means to save your way to retirement. In this week’s episode, Julia & Gino are interviewed by their niece Emily & their daughter Gabriella. At first, I was unsure of where these questions were going to take us? Would I sound stupid? Did I really know my spouse? Were some of the questions going to make me feel uncomfortable? The girls did a terrific job asking questions about our relationship, our strengths & weaknesses, who was a better cook (tough one), and questions that made us really think about our past and how we have grown since getting married. Emily summed it up perfectly at the end by stating that what she learned was that we grew in our marriage and relationship since tying the knot over twenty years ago. Our lives have become more intertwined and so have our experiences, and that we are learning more and more about ourselves every day. To me, that is what makes a successful marriage, one that the spouses continue to grow closer together. I want to thank the girls for making me realize how lucky I am and how much I love my wife and my family! It made me think of the gratitude that I need to express and to enjoy every day that I have with my family. Chris’s Bio: Chris Petrakis is originally from Gulf Breeze, Florida but currently resides in Birmingham, Michigan with his beautiful wife and two young daughters. After graduating with a degree in Marketing from Lipscomb University, Chris began his 22-year career in Medical Sales; currently, he is an Aortic Field Sales Associate specializing in Endovascular Aortic Aneurysm repair working with Vascular and Cardiothoracic Surgeons for W. L. Gore & Associates. Chris started his real estate investing career in 2002 when he bought his first of five rental properties in the Virginia Beach area. In the meantime, several corporate relocations for career advancement opportunities took him to Baltimore, Boston, Washington, DC and finally to the suburbs of Detroit, where they moved to August of 2019. Moving to his wife’s hometown has surprisingly given Chris the chance to make a leap of faith by committing to multifamily investing. In December of 2019, four months after moving to Michigan, Chris decided to join the Jake and Gino community. It turns out that joining the group was the push he needed to begin his new venture in larger real estate investments. Two months after joining the Jake and Gino community, Chris closed on a value-add Quality Inn and Suites Hotel in February 2020. Currently, he has his first 8-unit MF deal under contract in his home market of Birmingham, Michigan. In addition to real estate investing, Chris and some of his business partners recently opened a speakeasy-style bar in the downtown Main Street section of Plymouth, MI, and he is also a part owner of the restaurant above the bar, Greek Islands Eatery, a family-owned operation. While he’s willing to entertain most any investment opportunity that comes his way, Chris believes he has found his passion in Multifamily Real Estate.

RCRE - What to Know About Supplemental Loans
Mike Taravella and Will Coleman explain what you need to know about supplemental loans. Key Information: Before underwriting your financing assumptions, speak to the lender of the senior loan to determine what terms and conditions are possible for the new loan. Lenders require at least 12 months to pass before you are eligible to apply for a supplemental loan. For supplemental loans, most lenders will not exceed the LTV on the original loan. Ask your lender whether this is something they would consider. Some banks will do this if they feel comfortable with the sponsor. Minimum Supplemental Loan Amounts: Fannie Mae: $500,000 Freddie Mac: $1,000,000 Community Banks: $750,000 Regular loans cost the same as supplemental loans to service: legal fees, third party reports, origination fees etc,. Fannie Mae and Freddie Mac require the same principal and interest reserves for supplemental loans as they do for regular loans. RCRE - What to Know About Loan Assumptions
Mike Taravella and Will Coleman explain what you need to know about loan assumptions. Key Information: Yield Maintenance prepayment penalties are more expensive than step down prepayment penalties. The lower the U.S. Treasury rates, the more the expensive the prepayment penalty is for yield maintenance loans. Before getting a property under contract, contact the originator of the senior loan to verify the terms and conditions. Terms to verify: LTV, maturity date, interest only period, DSCR requirements, replacement reserves. Loan assumptions take longer to close than new debt. 75 days is a good estimate. Supplemental loans can be used in addition to loan assumptions to gain a higher LTV. Available terms will vary depending on the property and the borrower.
