115 | What Does The Federal Budget Mean To The Property Market?
What a week! Apologies for the podcast’s downtown earlier this week and thank you to those of you who wrote in to us. We had a system update and things didn’t quite work out as we wanted them to be. That aside, the 2017 Federal Budget has been released just a couple of days ago. So let’s talk about that. There were a few proposals relating to the affordability issue and a couple more that aims at the property investors pool. But overall, this was not an overly exciting budget. It was a conservative one. Nonetheless, what impact will if have on property owners and the Australian Property Market in general. Some of the issues that Bryce and Ben discussed in today’s episode are:The proposed changes to depreciation deductions for plant and equipmentCapital Gains Tax exemption for foreign and temporary tax residentsInvestors’ travel expenses claimsThe implementation of First Home Super Saver Scheme and is it a good ideaThe expanded audit on overseas investorsIf you would like to understand more about the 2017 Federal Budget, please check out this link.If you like this episode (What Does The 2017 Federal Budget Mean To The Property Market?), don’t forget to rate us on our iTunes channel (The Property Couch Podcast) and our Facebook page. 108 | Five Ways To Improve Affordability
Back in Episode 102, Bryce and Ben discussed if we are facing an affordability issue and when Jan Somers appeared on our show last month, she mentioned that her aunt was also concerned about housing affordability back in the 1950s. Now, with the Federal Budget just a couple of months away, this topic appears yet again, and it seems to be the favourite amongst our politicians. This time, the debate is about improving affordability for first-home buyers. Now, don’t get us wrong. The Property Couch believes in the Great Australian Dream and owning your home. But as mentioned before, your first home will not be luxurious nor will it tick all the criteria of your dream home. This is about setting the right expectation because you would get to your dream home, and you would be able to get that quarter-acre house eventually. But it will not happen overnight. You need to work for it, and you need to be smart with your decisions especially when it comes to money and planning for the future. Your first home, may not be your dream home but this does not mean that your second or third home wouldn’t be.That is why education about property and awareness of the risk of investing in property is so important. This is one of the suggestions that Bryce and Ben chat about to improve affordability in the Australian Property Market. Tune in to find out the rest. And the other stuff mentioned in this episode are:Has the Way We Look at Financial Stability Changed Since the Global Financial Crisis? – Speech by Michelle Bullock, Assistant Governor (Financial System) of RBA: Listen/Read HereCore Logic’s Pain and Gain Quarterly Report: Download HereFact Sheet on Guarantor Loan: Download HereBryce’s video on the four players in the industry is part of the Property Formula video series. 104 | Seven Ways To Lose Money In Property
After last week’s much-anticipated talk with Jan Somers who is an example of someone who has made many successful choices when building her 40-plus-year-old portfolio, today’s episode features Bryce and Ben discussing seven of the most common ways many of us lose money when investing in property. With key advice and some examples of how and why the choices we make as property investors can have a negative impact on our portfolios, the guys make sure to warn us and help us understand why these ways can cost you money rather than make you more. The first way to lose money on property is by choosing the wrong location. As they have mentioned in countless episodes, location does 80% of the heavy lifting when purchasing property so making sure you have the right location is one of the key things to look for. It covers many areas such as amenities, human interest and practicality; so getting it right means a lot to your portfolio. To find out the rest of the points, make sure you tune in to this latest episode! And don’t forget, we will be at the Melbourne Property Buyer Expo this weekend so if you are around, do come and say hi! 101 | Sand or Stone – 6 Critical Foundations Your Wealth Plan Should Be Built On
With a fresh start this week for The Property Couch after our much-anticipated 100th episode last week, the energy definitely hasn’t dwindled as Episode 101 has Bryce and Ben discussing the six critical foundations to building your wealth plan. From the comfort of Ben’s home instead of the studio this week, (as not even an operation can delay an episode of TPC), the guys discuss foundations such as strategy, getting a mentor and building your tribe to name a few. Similar to a skyscraper or a mega-size bridge, the foundations on which you build your property portfolio or even, your financial wealth plan is crucial. However, it’s not an exciting process and can be mundane for some but do not underestimate how much difference it can make to the long-term performance of your wealth plan. Time is a commodity that you can’t afford to lose and if you find out later in life that your wealth plan isn’t going to work, it can potentially be too late.Of course, the jokes and banter still continue in this podcast, and with that in mind, we hope you enjoy this next instalment and the next step that The Property Couch is taking. 86 | Does All Australian Property Double In Value?
Have you heard about the myth that all property double in value every 7 – 10 years? If this is true, it is certainly an irresistible offer! But if it is true, why isn’t everybody investing in property? Unfortunately, based on the report recently released by Core Logic (download link below), this is simply not true. In fact, only three capital cities in Australia had doubled their median house prices in the last ten years and so, for today’s episode, Bryce and Ben will be doing a bit of myth-busting.They will also be answering a question from Stacey:Hi Ben & Bryce,I have a question about the suburb of Cranbourne in Melbourne…I recently went to a property seminar in Melbourne and the presenter was telling us that Cranbourne will be a big growth area in the future, along with Pakenham, Officer and another suburb I cannot recall. Do you think this is true? Only because my partner has a house in Cranbourne he has invested in and is renting out at the moment, and we are not sure whether to hold onto it or not. Many thanks guys and I am loving your podcasts.Free resources mentioned in this podcast:How many suburbs have seen median prices double over the past decade? 84 | Why You Shouldn't Invest In Property?
Yes, we know it can sound a bit contradictory. This is a property podcast with two of Australia’s top property experts and we even did an episode on why invest in property! So why would we talk about not investing in property?Well, the fact is, investing in property is not the perfect type of investment for everyone. There are certain times in an investor’s journey when it is simply a bad time to start investing. There are also times when investors need to first reflect on their mindset before they start. Property investing is a high-value investment, and you’ve heard us repeatedly saying that it is for the long term. It’s like following a recipe. If you don’t have all the essential ingredients in place, it’s best if you don’t cook the dish. So if you don’t have everything in line, it may be better for you to stay away from it for the time being. So in today’s episode, Bryce and Ben will be sharing a few reasons why you shouldn’t invest in property. 80 | The Four ‘D’ words that equal a motivated seller!
One of the negotiation tips mentioned in previous episodes is to understand the vendor’s motivation to sell. Once you understood that, you would have a better idea of what to negotiate on and increase your chances of securing that property. But as always, this is easier said than done because how would you know if the real estate agent is clouding the truth? Hence why you need to make sure you are asking the right questions, in the right way and are capable of assessing the agent’s reaction to your questions. In some cases, some vendors are extra motivated to sell and you can take advantage of this to help you boost your chances. So in today’s episode, Bryce and Ben will be discussing the four ‘D’ words that would indicate a very motivated seller. They will also be sharing some of the questions you need to ask to spot these situations, answers from real estate agents that you should look out for and negotiation tricks that you can use if the vendor’s motivation falls into these 4 categories.
