Is Bartering A Thing In The Land Investing Business?
With some of the usual suspects missing this week, Mark is joined by:Erik PetersonScott BossmanTate LitchfieldMike ZainoListen in as they go around the table and discuss if they have bartered land in exchange for a product or service. They also share with us what they would barter for in exchange for a piece of land. Tune in to hear more!TIP OF THE WEEKMike: Today's quote comes from The Book of Five Rings by Miyamoto Musashi, many business people use this book today because the concepts are universal. This is about becoming new, “When fighting with enemies if you get to feeling you're snarled up and are making no progress, you toss your mood away and think in your heart that you're starting everything anew. As you get the rhythm, you discern how to win. This is ‘becoming new'.” So the last part of this, “Anytime you feel tension and friction building up between yourself and others, if you change your mind that very moment, you can prevail by the advantage of radical difference. This is 'becoming new'.” So, I think if we would insert, rather than enemies, we have our own battles building our business. Many times that we're working on something and get really frustrating and overwhelming, just step back and take a larger perspective on things, change it up, literally try to think from a different perspective. I think the idea that is important here is you change your perspective, change your view and look at it in a very different way that could bring about the result you're hoping for.Are you ready to learn more about land investing? What You Need To Create Success In Multifamily Real Estate
At a very young age, Agostino had already developed a love for entrepreneurship and a burning desire to one day create and own a software company. However, after having his family and society’s expectations weighing heavily on his shoulders to work a regular 40 hours job, Agostino dream of becoming an entrepreneur was put on hold and he went on to fulfill these expectations.Over the years he had some success while working for several great companies but one day everything changed when he was released from his job. With no direction and financially broken, Agostino was introduced into large real estate deals that changed the entire course of his life. He ended up building a real estate portfolio, general partnering over $40 million of deals in 20 months and today he helps people get into the real estate deals of their own and build their own wealth. With a focus on multifamily investing, he has combined his passion for real estate with his personal philosophy of goal setting and manifesting success to change the way people invest in multifamily real estate. Listen in as they discuss:Multifamily real estate investingSyndicationHow multifamily worksGeneral partners and limited partnersWe have a choice we can either have fear or have faith and it's the story we have to tell ourselves which one of these two things are we going to believe. ~ Agostino PintosAgostino also shares some of the worst advice he has seen and heard given in real multifamily and gives some brilliant ones on how to operate in multifamily real estate.TIP OF THE WEEKMark: My tip of the week is learn more about Agostino Pintus in Multi-Family Investing just go to bulletproofcashflow.com and check out his books.Scott: If talking to people is a problem, I would recommend to check out this book, it's How To Talk To Anyone 92 Little Tricks for Big Success in Relationships.Agostino: The two biggest things that people often complain about are they don't know how to raise money and they can't find deals. Is Success Better Guaranteed When You Focus On One Area Instead Of Multiple?
Joining Mark this week are:Erik PetersonMike ZainoScott BossmanMimi SchmidtTate LitchfieldScott ToddListen in as they go around the table and discuss the benefits and possibilities of focusing on one county versus operating in multiple counties at the same time. They also share with us how they became successful with their approach to buying properties when they got started in the land business.TIP OF THE WEEKTate: One of my main tools that I use to communicating with the VA Team is a software called Slack, and what I dislike about slack is I can't set recurring reminders, so my tip of the week is Workast. It's a Slack plug-in, it's free and you can set a recurring daily/weekly/monthly/yearly task and send over to your VA Team. It's super easy and what I like about it is once your team gets things done you'll get a notification.Scott: People fear they'll run into a problem with their business, it's not a business problem, but it's in the brain like a mental disconnect -we're scared. There are many different ways you can attack this, try this for a week or two to solve this problem, grab a spiral notebook or just 3 pieces of paper and every day start writing everything that comes to your mind. Write everything until you've filled the 2-3 pages and put it inside an envelope, don't read it and don't think about it just put it away and what you'll find in doing so is that all of those fears, all of those emotions, everything evaporates on that piece of paper. Don't stop your pen from writing even if you don't have anything to say, just keep writing. You'll find that all of those fears disappear and all of a sudden your brain is clear. You'll start to have a vision on how to grow your business or whatever it is that you want. Are you ready to learn more about land investing? How To Create Passive Income On Your Rental Properties
Anton Ivanov is a US Navy veteran, a real estate investor, and an entrepreneur with a portfolio of 40 rental units spread out across four states. He is the founder of DealCheck.io, a leading real estate analysis platform for quickly analyzing and comparing rental properties, flips and commercial buildings. Anton’s journey to greatness in real estate started after he inherited a condo from his late parents. Through mentorship he was advised to rent out the property, which created a small sum of passive cash flow monthly. This additional source of income served as an eye opener to how great real estate can be a source for passive income for Anton, especially since he wanted an early retirement. Once he completed his service in the Navy, he started building a real estate portfolio with his wife, investing in rental properties and later developed a platform used by over a 100,000 real estate investors, agents and professionals worldwide.Listen in as they discuss:Calculating your cash flow or profit from a flip or land saleThe creation of the DealCheck softwareDealCheck’s software usages and functionsHow to use the DealCheck software to get an accurate output and projectionsTIP OF THE WEEK:Mark: My tip of the week is dealcheck.io, when you sign up just use the promo code Land Geek and get 25% off subscription forever.Scott: Check out Harmonizely it is for your scheduling and it'll give you a dedicating web page. It's easy to get blind-sided, to make mistakes on your first deals and by starting small you're less likely to do that or make mistakes, and it's not going to be costly. Second part of my tip is Networking and learning from other investors. Also, if any of you are interested in the software called Deal Check we have a better deal, a promo code. Your Accountability is Important to Your Financial Success
David Osborn is the owner of the fourth largest residential real estate company in the country. He is the founder of GoBundance and is a New York Times bestselling author. David did not achieve his success overnight. His road to success started with the one drive he had, which is to live a life of freedom. After graduating college, David worked for a year and then sold all his possessions to hitchhike around the world. He later returned home with no money and he was in debt. His mother offered him a job to work for her in real estate which he agreed to do temporarily to pay off his credit cards, now twenty-seven years later, David is still in real estate and thriving.Focused on financial freedom, David found himself an accountability partner, Pat Hiban, and later included Tim Rhode to help plan, execute and achieve their goals. This accountability system eventually led to the idea of GoBundance, a tribe of individuals looking to make the most of life through accountability and transparency. Listen in today as they discuss:Personal accountability, transparency and authenticityThe importance of constant learning and growthChoosing the right crowd and environmentCreating balanceExperimenting to find the business that suits youIf you really want to be successful usually you're born with certain things that work and certain things that don’t work and the way you get into harmony with what works is by shedding the part that doesn’t work. ~ David OsbornTIP OF THE WEEK:Mark: My tip of the week is davidosborn.com, it's a great place to start making a significant difference in your life.Scott: Check out columns.me, you can literally create a checklist for projects, people.David: You have to have a flight plan for your life, you have to have a goal for your life. My favorite goal book right now is Automic Habits by James Clear. We have a goal template at the goaltemplate.com. The reality is you have to choose something, and if you choose nothing you get what you get, you don't throw a fit because you choose nothing. You have to choose and get after it hard and then make detours and adjustments along the way. My advice is go to a coffee shop and get a journal you're inspired by and turns you on, and write what you want to manifest in 2020, in the next 5 years. Put it together in a series of goals and be held accountable to what you created.Isn’t it time to create passive income so you can work where you want, when you want and with whomever you want?

From Negative Net Worth To A 60 Million Rental Portfolio
Our guest today is going to tell us how she went from a negative net worth to building up a multi-million dollar empire in multifamily rentals. Join us as we talk with Anna Kelley, the founding partner of Zenith Capital Group, Apex Multifamily and REImom.com. Anna’s a former top ranked financial relationship manager for a private bank and began investing in real estate 20 years ago. Since, she has purchased, renovated and rented millions of dollars of real estate across numerous asset classes while working full-time and raising four active children. She recently retired from her corporate career after creating financial freedom through rental properties investing and currently has ownership and manages a rental portfolio valued at over $60 million and has invested in over 1000 doors as a Limited Partner. An Amazon best-selling author, a speaker, and a mentor... Anna Kelly is one busy lady!Starting out as a landlord by necessity with a negative net worth, Anna walks us through her journey and how she made it through the recession to slowly and steadily build her portfolio up to replace her six-figure income that would allow her to retire.“I started investing in real estate a long long time ago. For those that think real estate is a get rich quick scheme, it’s definitely not. I have definitely played the long game and it’s just finally paid off.” Anna admits that finding money in the beginning to keep scaling and growing after their first initial purchase was not easy. So, along with her husband, they put in the time and they educated themselves. That is when they came across the BRRRR method—Buy, Rehab, Rent, Refinance, and Repeat. Here is just a little of what we talk about today...Why Anna focused on 4-unit propertiesThe worst advice she’s seen given in RE investingWhat she would have done differentlyAnna’s advice for the person who has done some rentals and wants to scale to the next levelScaling the managementTenant screening and lots more...Anna Kelley is an inspiration. She built a real estate empire as a side hustle while working a full-time corporate job and raising four kids. The epitome of tenacious, she found ways around the roadblocks and kept moving forward until she reached her destination, financial freedom. “I think that there it’s really important to point out that there’s really no one right way to make money in real estate. There’s a lot of variables that depend on you personally, your skills, how much time you have available, how much money you have available to invest.”TIP OF THE WEEKMark: My tip of the week is to be like Anna Kelley. How To Build A 6-7 Figure AirBnB Business Without Owning Property
AirBnB is big business and our guest today has created a formula for building a scalable AirBnB business by leveraging other people’s properties.Brian Page became a millionaire in his 20’s as a residential real estate investor only to lose it all in the historic crash of 2008. Starting over with no credit or ability to purchase property, Brian discovered a way to use other people’s properties to earn an income. He went on to make six figures in 6 months and over 300,000 his first year renting and listing properties on AirBnB. Realizing that no one at the time was teaching how to build and scale an AirBnB business, Brian created his training called the BNB Formula. His master class is now the world's bestselling AirBnB training. He has taught thousands of people from 38 countries how to build a 6-7 figure AirBnB business, with several of his students now doing over a million in bookings.“I have several students that are crossing the million dollar mark in bookings. But to do a modest $100,000 a year net on AirBnB only takes about anywhere from four to six properties. So we're not talking about a lot of properties to do that.”And on today’s show, Brian is going to walk us through his formula for this innovative strategy starting with how he approaches property owners with this opportunity and gives us two examples with two very different types of property owners.“So there’s a couple of different ways to do it but essentially either way I get to control the property. I don’t have to own it, I don't have to put down payment, and I can immediately start making cash flow with these properties.”We also delve deep into:The numbersThe scalabilityThe types of properties this works forThe risksCity regulations...and more! Brian also talks about the area where a majority of hosts fail and how he is able to get 95% in bookings every month by excelling in this one area.Listen in now as Brian walks us through all the steps from getting control of the properties, to renting them out and collecting a monthly income without even owning any real estate.TIP OF THE WEEKMark: Move the needle in your life, start generating serious income on short-term rentals and read Brian's book—BrianPageBook.com.Scott: Check out the app, Easy Peasy Password to generate cool-memorable passwords you could remember.Brian: Check out the book, Deep Work by Cal Newport. The Secret To Wealth Lies Within Your Principles
Today’s guest always leaves you feeling a bit smarter after having a conversation with him and today was no exception. Join Mark & Scott as they welcome Todd Tresidder, founder of FinancialMentor.com, back to the show.Todd previously appeared on the Best Passive Income model about 4 years ago which you can find here: Todd Tresidder on Wealth Building Equation in Life.Todd is a former hedge fund manager who didn't want his tombstone to read, “his investments skills made his rich clients richer”. As a result he made his advance investment strategy and wealth planning knowledge publicly accessible through his website to help normal people to achieve extraordinary financial results. Before becoming the Financial Mentor, Todd worked his way through college to pay the bills and came to the conclusion that he didn’t like having to live from the right side menu of life. So he set out to design his life to result in wealth and 12 years later, at the age of 35, he was financially independent.Todd says it wasn’t that complex, you just have to get the principles right… and today, we are going to dive deep into those principles. When asked to define wealth, Todd says that the focus is not on wealth as much as it is on financial freedom and it’s the assets that produce the cash flow that creates the freedom.“In my world it’s never about more stuff, it’s about the experiences. A wealthy life is a life full of powerful experiences.”Listen in as the guys have a deep thought provoking conversation about how you get more joy and satisfaction in life by creating value and giving back to others.“Money simply solves money problems. We want to get to the point of solving time and money problems. Once your passive income exceeds your fixed expenses you get both of those and you can really think about how you can add more value to your life and experience giving back to others, moving up Maslow’s Hierarchy of Needs into Self-Actualization.” MarkTodd talks in brief about the differences in his coaching techniques when it comes to the wealthy and the poor and why you need to adapt to a mindset of self-responsibility in order to empower yourself and give yourself the ability to shape your life in the direction you want.He also dives deep into these principles that he accredits to his success:A high value on growth—Level 2 thinkingClarity of thinking and commitmentIntegritySystems and leverageRisk management“Level 2 thinking is understanding risk management, understanding the role of active risk management when it’s properly done. Level 2 is dynamic, it’s subtle, it requires more knowledge to fully develop and understand. But it’s well worth doing because it’s way more accurate than our world. It reflects reality and so it allows you to work within reality way more productively.”We try to include an inspirational quote into every podcast write up, but today’s show is packed full of so much wisdom, it was hard to choose just one…. Hence, this is why you always leave a conversation with Todd Tresidder, a little bit smarter.TIP OF THE WEEKMark: Learn more, go to FinancialMentor.com where you can find freebies, resources, and all of Todd’s books!Scott: Mac users, for the next generation of trash bin check out TheBin,Todd: How much leverage are you applying in your life?
