When Jake & I began our investing career, we only knew of one way to buy real estate.  Buy it by yourself!  We had never heard of syndication, and to be fair, over ten years ago, the economy and the real estate market were a bit different.  Those were the days of 1% GDP growth, low rents, a difficult environment to raise capital for investments, and deals that languished on LoopNet for months and months. Oh, do I miss those days. Seriously though, the strategy of syndication received a huge jolt from the JOBS Act (Jumpstart Our Business Startup Act) of 2012. The intention of this act was to allow funding of businesses in the U.S. by easing some of the security’s regulations. This is the impact of the JOBS Act from Investopedia: It lowers reporting and disclosure requirements for companies with less than $1 billion in revenue and allows the advertising of securities offerings. It also allows greater access to crowdfunding and greatly expands the number of companies that can offer stock without going through SEC registration. You can see the effect it has had on syndication, and multifamily in general. An explosion has taken place over the past decade, which has allowed the average investor to partake in the gains in multifamily. Before we go any further, let me define to you what a syndication is.  Let me turn to Investopedia again, as they have the most succinct and accurate definition: A syndicate is a temporary alliance of businesses that joins together to manage a large transaction, which would be difficult, or impossible, to effect individually. Syndication makes it easy for companies to pool their resources and share risks. In effect, you are pooling your money and your investor’s money to be able to invest in bigger deals than they could afford on their own.  It is a fantastic way for an investor with limited capital to invest in larger deals. On this episode, Jake and Gino talk about the Dual Asset Strategy, which leverages our specially-designed, whole life insurance to invest in real estate. This is a strategy built upon a reliable product known as whole life insurance. But- it is more than just life insurance. How? Because of the unique way that we design these policies, you can expect to have more cash value than a typical life insurance policy. Plus, you can borrow against your policy while continuing to grow your cash value as if you never even touched it. You can use the policy loan to invest in real estate, creating two assets at once- The whole life policy and the incoming-producing real estate property. On this episode, Julia and Gino interview Rob & Claudia Rowsell. Rob Rowsell has a truly incredible story! Just a few short years ago, in 1999, he was living on the streets—homeless and unemployable. Addicted to crystal meth and crack cocaine, he was living the criminal lifestyle, performing fraudulent schemes, shoplifting and stealing to provide for his drug habit. He had no job, no driver’s license, no car, no place to call home, no credit, two probation officers, and over $60,000 in traffic fines, restitution, and back taxes owed to the IRS. Claudia has never done drugs, but she lived the homeless lifestyle with Rob because she was addicted to Rob. She was told by many well-meaning friends, her parents, and even Rob’s parents, to run away and don’t look back, because Rob would never change. She believed they were wrong. At the direction of one of his probation officers, Rob admitted himself into a 30-day drug rehab. By the Grace of God, he has been sober ever since that day!  In four short years, while still on probation in two separate matters, he got his driver’s license back, paid all fines and restitution he owed, bought their first home, and bought their first business! Today they are now engaged in many businesses and Rob has now dedicated his life to helping other people grow to the next level, and achieve the impossible as well. On this episode, Jake and Gino bust the myth of preferring Term Life Insurance over Whole Life Insurance and investing the difference in premium separately. According to research done by Penn State University, more than 90% of Term Life Insurance policies are actually terminated or converted, and less than 1 policy out of 10 survives for the entire period for which it is written. As you have likely heard, ‘buying term- invest the difference’ refers to a strategy of comparing the cost of a cash value whole life insurance policy to a term life insurance policy with the same death benefit, and investing the difference into the stock market, instead of letting it accumulate as cash value within the whole life policy.
