WIIRE 081: Buying an Entire Historic Town Square with Michaella Ramler
Hello, hello WIIRE podcast listeners! Welcome back to another episode. We are so excited for you to hear from our guest, Michaella Ramler, a real estate investor and developer in the Dallas area and one of our biggest inspirations at WIIRE for going BIG or going home, and we can’t wait for you to hear her story!Along with her husband and another business partner, Michaella has been investing in the Dallas area for over 10 years. They first started investing in Dallas proper, and then last year during the big real estate boom, they moved into other areas of the metroplex.Michaella was also an attendee at our Salt Lake City retreat (get your name on our waitlist to attend one in 2024!), where she shared with us her obsession for old, especially historic, buildings. This passion led her to purchase 17,000 square feet of commercial real estate in historic downtown Lancaster, TX.When you think of old historic buildings in Texas, this gem is no exception. Think pioneer wagons and buildings raised in the 1800s because Lancaster was actually founded before Dallas!Michaella grew up going to this downtown area herself and knew the owners were getting older and needed some modern-day marketing help. That combination, along with her love for old buildings, gave her the push to set her sights outside of Dallas proper and give something new a try. This powerful story of taking on such a unique project is truly inspirational and we are so grateful to Michaella for joining us and sharing her vision and every step, from start to finish, with our audience. In this episode, we’re talking…All things manifestationThe difference between real estate investing and real estate developingWhat makes a successful developerAcquiring property + motivation to go after what you wantTo see all the deets on this project, head over to Instagram and follow Michaella.Thank you for tuning in, friends. WIIRE 079: Get Your Financial $hit Together with Malia Gudenkauf
Hello friends! Welcome back to our second episode in 2024! In this episode, we are excited to welcome Malia Gudenkauf, Grace’s sister and financial educator, also known as ‘Little Miss Finance’. Malia’s platform teaches women how to live their best financially literate life, and we adore her, not only because she is Grace’s sister but also because she has a wealth of excellent knowledge she openly shares.Malia’s journey with personal finance started in 2018 at the University of Northern Iowa, where she had a job lined up with a Fortune 500 company after graduation. One day, it dawned on her that she really didn’t know anything about money except that you should be saving some. She began taking free classes on campus and reading as many books as she could get her hands on. She was fascinated by the topic but confused as to why she wasn’t learning or discussing it in any real-world conversations. She was consumed by it and decided it was her mission, snowballing from a side hustle to posting on social media platforms to coaching other young people. She now runs it as a full-time business, loving every second of it.We are taking it back to basics and discussing how to get your personal financial house in order before you start investing. While this step is often overlooked, it is quite critical, and we’re examining why it’s important and how to do it.If you’re stuck feeling like,Where do I even start when it comes to finances?…this episode is a fantastic place to start! We talk about…Building passive income streams, specifically as it relates to real estate investorsMalia and Grace’s financial understanding when it comes to their upbringing and, looking back now, their perspective on what it looks like to be ‘wealthy’How their parents are a prime example of aligning spending with valuesIt’s so important to know your personal financial foundation before you scale, and this episode will help you do exactly that.If you want to know more about what Malia’s up to, or get more info on working with her 1:1, you can reach out to her on Instagram or you can email her directly.See you next week, friends! WIIRE 068: It's Never Too Late To Start with Virginia Wall Bubar
Hey friends! This week, we are excited to welcome our friend (and MTR student success story) Virginia Wall Bubar to the show! Virginia is a member of our Facebook Community and one of our student success stories from our MTR course.Virginia currently lives in the Atlanta area with her husband (a pastor) and their three children, whom Virginia homeschools. In 2014, they bought a house with the intention to flip part of it and turn it into a rental space and while they may have taken their time to get it rented, they did what worked for them, and that has definitely worked in their favor. The one unique challenge that Virginia and her family have when it comes to buying real estate is buying properties on only one income, but they are excellent at making it happen.Virginia’s first memory of the rental property space came from her childhood when she thinks back to the time her family lived in the Bay Area and wanted to move to Florida so her parents were preparing the rental property they had in CA for sale. They were talking about how much of a headache being landlords had become and Virginia found her curiosity piqued; why were they buying another house then? Why were they so specific in the cities they were looking at living in once they moved to Florida? Her curiosity carried into adulthood and she knew this would be a space she could make a living in.A few takeaways from Virginia:Decide what you want and go for itFigure out what your hesitation is and try to attack itDon’t live in fear; move past itBe willing to make mistakes, learn from them, and keep goingIf you want to see what’s next for Virginia, head on over and follow her on Instagram! Finally, registration for our Midterm Rental Bootcamp is NOW OPEN and starts on October 30 so secure your seat now! That’s all for this week. WIIRE 062: Managing Midterm Rental Turnovers
Hello everyone. This week we’re sharing with you our best tips for managing midterm rental turnovers. We will be covering exactly how we know a turnover is coming up, our favorite ways to keep tabs on the turnover process, and some of the things we’ve learned to do better when managing our MTR turnovers.Hospitable is our favorite resource for all of the must-do’s we capture in this episode. We set up alerts to go to both ourselves as well as our cleaner to notify each of us of an upcoming move-out and it contains a detailed list of reminders of ‘what needs to be done’ upon tenant move-out.While this particular topic may not seem all that interesting, remember that you can lose a lot of money on turnovers if they’re not done right. This can be the case whether you have a property manager or cleaner handle the move-out process for you, or if you take it on yourself, so make sure your process for midterm rental tenant move-outs is spick-and-span so no stone is left unturned. What are some things you include in your move-out process, or what have you added to your process, that you hadn’t thought of before? We’re chatting about how she got started in out-of-state investing, how she strategically chose her markets, and also sharing some exciting information on the Out of State Investing Summit, happening September 20-21!Around the age of 22, Soli decided she wanted to start investing in real estate but she quickly realized that real estate prices around her in the Bay area (California) were simply too high for her to be comfortable investing with. So she quickly did her research and began looking out of state for investment opportunities, and eventually landed on several amazing markets that she currently invests in: Cincinnati, Ohio, Augusta, GA, and Aiken, SC…all of which are 2,500+ miles away from her!Something we talk about a lot on the podcast is how not doing the things that aren’t in your zone of genius yourself, can be great opportunities to outsource, or partner, with someone who thrives on doing those things. That is exactly what Soli does. She relies on partnerships for things such as construction and boots-on-the-ground project management, so she can focus on the things she thrives doing, such as raising capital for deals, working on investor relations, and asset management for her company.“I think you learn a lot from failures; way more so than you do from successes.”Soli is an incredible entrepreneur and has amazing insight on out-of-state investing and is SO excited to share it with all of her followers (you included!) at her free Out of State Investing Summit (make sure to select Grace Gudenkauf when you register!).Some of the guest speakers you’ll be hearing from are:Sarah WeaverZasha SmithPace MorbyTarek El MoussaMake sure to grab your tickets for the Summit happening September 20-21, 2023, and head over to Instagram to see what else Soli has coming down the pipeline. That’s all for this week. Hello everyone, welcome back to another WIIRE episode. In this week’s podcast episode, we are taking a deep dive into securing private money for real estate deals. We will be detailing exactly what it means to use private money for a deal, examining an equity partnership vs. private money, chatting about the risks and rewards, and sharing a few of our own real-life examples. In short, private money is a loan, and typically, when people think about partnering there are two ways: private money and equity partnerships. 5 Steps to Securing Private MoneyBuild your credibility with your lendersFind potential lendersPitch your dealSecure the documentsPaying back your private money lender A few of our favorite things about using private money are:You can make your own rules when it comes to qualifying a lender or buyerThey are quicker with little/less paperworkIt usually comes from someone you are acquainted with (friend, family member, etc.) but not from a companyIt is a direct loan to you and your business from another person, not an institutionIt is a unique way of helping someone else grow their wealth, while you grow yours Some of the risks we like to point out when it comes to using private money are:Some private money lenders charge points (1% of the loan)As the lender, don’t receive any tax benefitsYou need to be mindful of the entire process because you are using someone else’s money, and you should take better care of their money than you would your own Our inbox is packed full of questions about private money lending, so we hope this will give you some great insight into getting started and using private money in the best way to propel your business forward. That’s all we have for you this week. WIIRE 057: Unlocking Success: How SOPs Fuel Business Growth with Jae Morales
Hello friends, welcome back to another episode of the podcast! This week we are so excited to share part one of our three-part miniseries, featuring Jae Morales. Jae is an REI investor who recently joined us at our Charlotte retreat, and loves to focus her energy on helping others work on their business, instead of in their business and is a boss at all things SOPs.Jae and her husband are creative financing investors specializing in rent-to-own properties in their local area of Philadelphia, PA, and other areas in Pennsylvania. After they purchased their first investment property they decided they needed more money to work with and discovered the magic of creative financing. But what Jae really loves is working on the back end of the business and building out strategic SOPs that help propel her business forward. What is an SOP & what does it do for a business?SOP, short for Standard Operating Procedure(s), is a step-by-step guide on how to do either a process or task consistently, the same way, so nothing is missed. Having SOPs in place especially helps when you finally decide you are ready to hire someone to make sure everything is done the correct way (the way you would do it yourself), with checkpoints along the way, that help to keep things consistent throughout the business. Before she became an investor, Jae was a real estate paralegal. She and her husband started working in REI during Covid and when their jobs told them it was time to come back into the office they made the pivot to working in real estate full-time.SOPs are her bread and butter and truly helped them to scale their business super quickly, but Jae actually has 3 businesses: wholesaling, SOP coaching, and self-managing their own investment properties.Jae firmly believes that having SOPs helps you treat wholesaling like a business. If you want to connect with Jae you can follow or DM her on Instagram.Make sure you tune in next week for part two of the miniseries. Until then, take care friends! WIIRE 056: Full-Time Airbnb Co-Hosting with Natalie Palmer
Hello friends, welcome back to the WIIRE podcast! This week we are beyond excited to welcome Natalie Palmer to the podcast. Natalie is a real estate investor, property manager, AirBnb Co-Host, host of No Vacancy The Podcast, and co-founder of the Level Up Your Listing Summit.Natalie has been investing in short-term rentals for about five and a half years and currently manages 10 properties in Big Bear, California, focusing most of her energy on co-hosting and the management side of the business. Natalie also co-founded the all-women STR Summit, Level Up Your Listing Summit, an all-women short-term rental summit held in Scottsdale, AZ (grab your tickets now for the March 2024 summit here).Natalie got her start in the short-term rental industry when her family vacation house in Big Bear started to get less frequently used as they grew up and she convinced her parents to test the waters and list it for rent for the week between Christmas and New Year’s. The 800 square foot, 2 bed/2 bath condo was listed and within 45 minutes of the listing going live on December 22, they received a booking for $2,500 for a check-in only 2 days later on Christmas Eve! They received another booking directly behind that one and decided to go all in and try one full winter season. They took all of the earnings her parents made on the rentals and bought a 2nd property in the area, which Natalie also manages as well. During the renovation of the 2nd property, the neighbors approached her about managing their rentals and Natalie eventually went full-time managing multiple short-term rental properties in the Big Bear area. Natalie co-hosted for 3 years before finally diving in and buying a property of her own with her husband. This episode is packed with information for getting started in short-term rentals, growing your short-term rental portfolio, AND tips on self-managing your properties without the overwhelm, so make sure you listen to the full episode! You can learn more about what Natalie is up to by following her on Instagram.Until next week, take care friends!
