Hello friends! Welcome back to our second episode in 2024! In this episode, we are excited to welcome Malia Gudenkauf, Grace’s sister and financial educator, also known as ‘Little Miss Finance’. Malia’s platform teaches women how to live their best financially literate life, and we adore her, not only because she is Grace’s sister but also because she has a wealth of excellent knowledge she openly shares.Malia’s journey with personal finance started in 2018 at the University of Northern Iowa, where she had a job lined up with a Fortune 500 company after graduation. Hey friends! This week, we are excited to welcome our friend (and MTR student success story) Virginia Wall Bubar to the show! Virginia is a member of our Facebook Community and one of our student success stories from our MTR course.Virginia currently lives in the Atlanta area with her husband (a pastor) and their three children, whom Virginia homeschools. In 2014, they bought a house with the intention to flip part of it and turn it into a rental space and while they may have taken their time to get it rented, they did what worked for them, and that has definitely worked in their favor. The one unique challenge that Virginia and her family have when it comes to buying real estate is buying properties on only one income, but they are excellent at making it happen.Virginia’s first memory of the rental property space came from her childhood when she thinks back to the time her family lived in the Bay Area and wanted to move to Florida so her parents were preparing the rental property they had in CA for sale. They were talking about how much of a headache being landlords had become and Virginia found her curiosity piqued; why were they buying another house then? Why were they so specific in the cities they were looking at living in once they moved to Florida? We will be covering exactly how we know a turnover is coming up, our favorite ways to keep tabs on the turnover process, and some of the things we’ve learned to do better when managing our MTR turnovers.Hospitable is our favorite resource for all of the must-do’s we capture in this episode. We set up alerts to go to both ourselves as well as our cleaner to notify each of us of an upcoming move-out and it contains a detailed list of reminders of ‘what needs to be done’ upon tenant move-out.While this particular topic may not seem all that interesting, remember that you can lose a lot of money on turnovers if they’re not done right. After they purchased their first investment property they decided they needed more money to work with and discovered the magic of creative financing. But what Jae really loves is working on the back end of the business and building out strategic SOPs that help propel her business forward.What is an SOP & what does it do for a business?SOP, short for Standard Operating Procedure(s), is a step-by-step guide on how to do either a process or task consistently, the same way, so nothing is missed. Having SOPs in place especially helps when you finally decide you are ready to hire someone to make sure everything is done the correct way (the way you would do it yourself), with checkpoints along the way, that help to keep things consistent throughout the business.Before she became an investor, Jae was a real estate paralegal.
