Should I Furnish My Investment Property? The Costs You'll Face and Rent You'll Get | Ep. 387
In this episode, we discuss whether it is profitable to furnish your investment property. We go through the numbers, the costs and the additional rent you are likely to receive.
For a 2 bedroom unit or apartment, you are likely to receive an additional $50 a week in rent ($2,600 a year), and it is likely that it will cost $10,000 to furnish that property. All up we include that this style of furnishing is generally not worth it based on these numbers. So, we talk through the alternatives you have to increase your rent more effectively.

Councils Forced To Approve Consents For More Houses With No Carparks | Ep. 384

Asset Bubbles – What They Are + What Happens When They Pop? | Ep. 356

Where Investors Can Get Caught Out In The Bright Line Test – NZ's Capital Gains Tax | Ep. 354
In this episode, we discuss the bright-line test, which is New Zealand's version of a capital gains tax. While seemingly clear cut – sell a property (other than your own home) within 5 years and you'll be taxed – there are many fishhooks.
For instance, if you show a pattern of buying and flipping your own home then you will be taxed on those transactions. If you inherit a property with a sibling but purchase your siblings half, then any gains on the extra 50% of the property are taxable if you sell within 5 years ... and then there's tainting.

How Does The # of Bedrooms A Property Has Impact Its Capital Growth? Here's What the Data Says | Ep. 353

What Property Investors Can Learn From Playing Monopoly | Ep. 352
In this episode, we discuss the board game, Monopoly and what real investors can learn from playing the game. Some real-life lessons include:
inflation – buy up big early in the game because you know the value of properties will go up over time as they become more valuable
managing cash – not developing your properties too much too soon, in case you can't meet an unexpected expense, and
