Data Day: Average NZ House Sale Price Hits $725,000 ... +19.8% In One Year | Ep. 442

Dear Governor ... The Minister of Finance Sends a Letter To the RBNZ Governor | Ep. 441
In this episode, we discuss the recent letters sent between the Minister of Finance (Grant Robertson) and the Reserve Bank Governor (Adrian Orr).
Mr Robertson had written to the Governor about his concerns around rising house prices. He suggested a small change to the remit of the central bank, that would explicitly ask the Reserve Bank to consider rising house prices when making monetary policy decisions.

Breaking News: LVR Restriction Update – Larger Deposits Soon To Be Required | Ep. 433
In this episode, we discuss the LVR restrictions that are soon to be reintroduced by the Reserve Bank of New Zealand. These are expected to be reintroduced in March 2021, after the central bank finishes its consultation.
It's generally expected that investors purchasing existing investment properties will require a 30% deposit. We also expect that investors purchasing brand new properties will be able to purchase with the existing 20% deposit.

New Format: Inside the RBNZ's Latest Monetary Policy Statement ... This One Is a Banger | Ep. 432
In this episode, we test out a new format where Ed has selected clips from the Reserve Bank's latest monetary policy statement.
Most interestingly, the RBNZ has announced a Funding For Lending programme. This is where the central bank will lend up to $28 billion to retail banks to on-lend to mortgage holders and businesses.
The central bank's goal is to decrease interest rates and put more money in the pockets of mortgage holders to stimulate lending.

One of Split Banking's Biggest benefits No Longer Exists ... So Should You Still Do It? | Ep. 403
In this episode, we discuss how one of split banking's greatest benefits – the ability to borrow more – no longer exists. This was caused by the removal of the LVR restrictions by the Reserve Bank at the start of the first Covid-19 lockdown.

Which Suburb Increased In Value By 19%+ in the 5 Months After The First Lockdown? | Ep. 402
In this episode, we detail the winners and losers, 5 months after the start of the first lockdown. This comes from a dataset of over 2800 suburbs from around the country, where the median change in value has been measured at March 24th and the 31st of August.
The biggest winner was Whanganui with a massive 19%+ increase in values in the 5 month period. And the biggest loser was Glendowie in Auckland, which dropped by 12%+ in value.

Term Deposits v.s. Property ... A Fair Comparison – And Why Term Deposit Holders Are Piling Into Property | Ep. 401
In this episode, we compare term deposits and property. Lower interest rates give a double boost to investment property. First, lower interest rates make investment property more profitable, since the interest on an investor's mortgage is usually the largest cost.

The Seasons Of Property – The Ups and Downs That Repeat Each Year | Ep. 399
In this episode, we are joined by Micky Limmer who is a real estate agent at Harcourts, Canterbury. Data shows that median house prices rise in Summer and fall in Winter. But, why is that? And what are the different seasons in the property market each year?
Our consensus is that during the winter months, fewer homeowners at the top end of the market sell their properties, while the first home buyer market stays strong. That means that during the cooler months the first home buyer (cheaper) part of the market makes up a bigger proportion of sales, biasing the median house price down.
