In this episode, we discuss at what point you should take profits from your property portfolio. This is both in terms at what point in terms of your financial life, and then also in terms of the property cycle.
Our conclusion is that it's only right to take profits from your portfolio as a long term buy and hold investor once you are comfortably on track to hit your long term goals, otherwise you'll be making a sacrifice. And that you shouldn't sell a property until property prices have flatlined.

Here's How to Manage Your Property Investment Bank Accounts | Ep. 491
In this episode, we discuss how to manage your property investment bank accounts so that you don't go into unarranged overdraft or miss an important mortgage payment.
The strategy discussed is to set up your accounts so that all rent from all properties goes into the same account, with all expenses also coming out of that account. This saves you from having to move money around and each property can subsidise each other temporarily if needed.

First Homes More Affordable Now Than In 2005 New Data Says | Ep 475
In this episode, we discuss new data released as part of the Stuff housing affordability dashboard. Within this we show that although the median New Zealand sale price is $749,000 in November. The median sale price for first home buyers was $610,000 ... 19% less.
We then track the number of weeks it takes to save a 10% deposit, and show that although it has increased by 33% from 84 to 112 weeks, if you include government and employer assistance, the number of weeks will have actually decreased over that time. Similarly the cost of a mortgage as a percentage of income has dropped significantly over the period.

The Economics of Being a Developer ... Do They Make a Lot of Money? | Ep. 463
In this episode, we are once again joined by James Parker from Stonewood Canterbury to discuss the economics of being a developer, and the costs that are associated with building brand new residential properties in Canterbury.
James shares that in a place like Selwyn District, 32% of the cost associated with a $550k property would go to land and then there would be an additional $2000 per square meter of build costs. On top of that developers also need to pay for their own staff costs and well as finance and interest costs. The returns can be attractive, but it comes with significant risk as well.

Buy an Investment Property With a 10% Deposit? You Can If You Meet This Criteria | Ep. 459
In this episode, we discuss the BNZ's announcement that they are now willing to lend up to 90% for investors purchasing turn-key builds from a developer. This is effectively adding in the new build exemption which was always in place.
But, before you get too excited ... in order to get a loan with that little deposit, you'll need to be a "golden client" ... most likely double incomes in secure industries with clean credit and account conduct. And you'll also have to pay higher interest rates.

Big Cities v.s. Regions ... Which Get Better Capital Growth? The Data Speaks| Ep. 457
In this epiosde, we discuss whether cities or the smaller regions tend to get better capital growth over the long term. This is a contentious issue, with some claiming that cities get better capital growth ... and then other property commentators like Graeme Fowler refuting this claim.
Over the last 28 years, each of the regions has had a relatively similar amount of capital growth ... BUT the major cities are more consistent in that growth. On the other hand, the regions have had more explosive capital growth over a shorter period of time.

Generally speaking, our view is that using multiple agents incentivises not the best price ... but the quickest sale. That's because the agents are trying to beat one another to get a deal across the line, as opposed to the highest price.

How Have Australian House Prices Gone Under a Capital Gains Tax? | Ep. 449

What If I Can't Settle On My New Build Because The LVRs Changed? | Ep. 444
In this episode, we discuss what you can do if you are contracted to settle on a new build ... but you can't settle because you no longer meet the banks criteria and can no longer get the loan.
This is particularly top of mind given the LVR restrictions are set to change in March 2021.
There are three things you can do: 1) apply for lending through the other major banks, 2) apply for lending through a 2nd tier lender, 3) use a deed of nomination so that another person settles the property instead of you.
