EP298 How His Painful Real Estate Experiences Boosted His Street Smart Success, with Roger Becker

My guest today is a successful entrepreneur and real estate investor who hosts the excellent podcast called “Street Smart Success”. Roger Becker is also a great guy and is not afraid to share the ups & downs of the deals he’s done, which include single family, commercial properties, and a rent-controlled multifamily in San Francisco. Today Roger goes where very few investors care to travel --- he’ll be sharing some of the more painful investments he made and the lessons he learned from them.  He’ll discuss the duplex he house hacked and how he was barely able to pay the mortgage each month.  We’ll also talk about the 100% loss he experienced on a commercial office and retail property when he partnered with someone that seemed to know what they were doing but didn’t. Roger will also go into detail on the 5-unit Rent Controlled Multifamily he acquired in San Francisco, and why he had to sell it when he realized that the tenants would never move out and allow him to increase rents to market rate.  We’ll also discuss the difficult decision he faced to condo-ize the building, and how the next investor he sold it to did just that and faced the wrath of the neighbors, city, and media. I know you’re going to enjoy listening to Roger’s stories and learning from his sometimes painful experiences.  You can contract Roger through email: [email protected] And be sure to check out his excellent podcast “Street Smart Success”. EP297 Security Deposit Insurance: Is this an option you should offer your residents? With Paarag Sarva

EP297 Security Deposit Insurance: Is this an option you should offer your residents? With Paarag Sarva

Across the United States, Security Deposits tie up over $45 Billion dollars a year in non-interest-bearing accounts, and neither the landlord or the renter benefits from these funds while they’re just sitting there.  The security deposit is meant to protect the landlord from any damages caused by the renter, but often when it comes to serious damage the landlord will have to take the tenant to court to get paid and often does not recoup the time, money and effort that this process requires. There is an alternative to security deposits that some states are just beginning to recognize as legal.  The concept of Security Deposit Insurance has been gaining momentum over the past several years, and my guest today is going to explain how it works to the landlord and renter’s benefit. Paraag Sarva is the co-founder of Rhino, the leading security deposit insurance provider in the U.S. and he’s spent 10 years as a landlord in the New York metro area with over 250 units. Today we’re going to discuss the disruptive nature of Security Deposit Insurance, how it works, the costs and benefits, and whether or not you or your property manager can provide this at your properties. You can contact Paraag and find out more about Rhino Security Deposit Insurance by going to https://www.sayrhino.com Today’s episode is brought to you by Green Property Management, managing everything from single family homes to apartment complexes in the West Michigan area. https://www.livegreenlocal.com And RCB & Associates, helping Michigan-based real estate investors and small business owners navigate the complex world of health insurance and medicare benefits. https://www.rcbassociatesllc.com

EP296 What is a Commercial Real Estate Waterfall and what are the Key Terms you need to Know to Structure your Deals, with Paul Moore

In order to understand how to structure an investment opportunity for your potential investors, you need to be clear on how the cash flow and profit will be distributed.  This is called a Waterfall, and there always seems to be quite a bit of confusion as to what that actually means and how to convey it. My friend Paul Moore recently wrote an in-depth article on Commercial Real Estate Waterfalls and I immediately contacted him to see if he’d share this valuable information with our listeners. You may have heard Paul previously on this show talking about both apartment investing and self-storage.  He is the Founder and Managing Partner of Wellings Capital and has completed over 85 real estate investments and exits. Today Paul discusses the meaning of Preferred Return, Cash-On-Cash Return, Cumulative Return, and Internal Rate of Return v.s. Annualized Return.  We discuss different deal structures and whether or not the sponsor/General Partner should receive a ‘Catch-up’.  These are all terms you need to understand and carefully consider when structuring your deals, and they can make a big difference in the profit you and your investors receive. Paul shares a lot of wisdom in this episode and you’ll definitely benefit from understanding these terms no matter what type of investor you happen to be.  You can find out more about Paul and access his report on waterfalls through his website: https://www.wellingscapital.com Today’s episode is brought to you by Green Property Management, managing everything from single family homes to apartment complexes in the West Michigan area. https://www.livegreenlocal.com And RCB & Associates, helping Michigan-based real estate investors and small business owners navigate the complex world of health insurance and medicare benefits. https://www.rcbassociatesllc.com

EP286 Generating Your Retirement Income Through Real Estate Investing with Eric Martel

EP286 Generating Your Retirement Income Through Real Estate Investing with Eric Martel

Today we’re going to talk about the future of retirement and how real estate is an often overlooked vehicle for securing your financial future.  Increasingly, pensions are being converted to 401(k)s which is shifting the retirement risk to employees.  This has caused today’s guest to reconsider traditional beliefs about retirement savings. Eric Martel lost a fortune during the dot-com crash of 2001 and started looking for alternative ways to earn passive income.  He started various businesses including a gourmet sauce company, but eventually came back to his first love, real estate, which led him to form Martel Turnkey.  After four years of rapid success, he was able to retire from his W2 job.  Eric is also the author of the recent book called “Stop Trading Your Time For Money”. Today we discuss Eric’s beginnings as a real estate investor when he purchased an apartment building at the age of 18.  He quickly burned out on investing though because he was handling all of the property management and repairs.  We’re also going to discuss what it means to have financial freedom, and the goal setting and actionable steps you can take to achieve it. Eric will also share the turn-key model he’s developed investing in secondary cities with rehabbed houses costing (roughly) $100,000 that can be purchased with 20% down and cashflow $300 a month.  We discuss the turnkey aspects of this type of investing, the power of leverage and depreciation, and the risks from tenants and property condition. This is an important episode for anyone who’s paying attention to their potential retirement income, and will get you to start thinking about meeting your living expense by generating additional passive income.  You can find out more about Eric on Instagram at E_Martel or facebook at Eric.Martel.ca, or https://marteleric.com Today’s episode is brought to you by Green Property Management, managing everything from single family homes to apartment complexes in the West Michigan area. https://www.livegreenlocal.com And RCB & Associates, helping Michigan-based real estate investors and small business owners navigate the complex world of health insurance and medicare benefits. https://www.rcbassociatesllc.com

Today we’re going to discuss the value proposition of maximizing your closet space, what potential residents look for when assessing unit storage, the types of systems that work best, the preferred lighting for your space, and the ways our “do-it-yourself” listeners can maximize space on their own.  We’ll also discuss the costs and ROI generated by installing these systems, as well as the tax benefits and strategies to pay for them. What I admire about today’s guest is that she is extremely strategic in her approach to real estate investing, fearless in the type of projects she takes on, and creative in the way she structures her deals and works with her clients. Allison Koetsier is also a Top-Selling and Award-Winning Multi-Family broker with Compass Realty Services and a previous guest on this show.  Today we discuss why it's important to have a clear investment strategy & goal, the biggest mistake she sees first-time investors make, and why you need to build a great team.  We also discuss Exit Strategy and taking a holistic view of your portfolio to position it for your heirs and Legacy Wealth. Allison also goes into detail on a 48-unit in Southern Michigan that everyone told her not to buy, and why she did it anyway and made an Infinite Return.  We’ll discuss why she was able to make such great returns in a tertiary market by spending $10,000 a door in improvements, and the factors that convinced her this was a project worth pursuing. We’ll also talk about the conversations Allison is having with her clients in this incredibly hot market, as well as her advice to still turn a profit when pricing is so competitive.  We’ll also talk about her Father, Tom Koetsier, who passed away recently, and the impact his advice had on her future as well as his importance to the Rental Property Owners Association. EP279 Adaptive Reuse of Permanently Closed Hotels to Workforce Housing Apartments with Richard Rubin

EP279 Adaptive Reuse of Permanently Closed Hotels to Workforce Housing Apartments with Richard Rubin

When you look at all of the disruption, vacancies, and permanent closures in the office, hospitality, and retail space, it’s clear that we need to start thinking differently about Adaptive Reuse of these buildings.  And since one of the greatest needs we have in this country is for middle-income housing, I believe we’re going to see a lot more conversion projects designed to expand our middle-income housing inventory. Recently I saw an article in Costar News about a permanently closed Ramada Inn located in Sheffield, Alabama that was being converted into apartments for middle income workers.  I thought this would be a great topic to discuss on the show, so I contacted the developer, Richard Rubin with Los Angeles-based firm Repvblik (pronounced “Republic”), and he agreed to a conversation. Originally from South Africa, Richard brings a unique and creative perspective to obsolete and vacant buildings, as well as solutions for increasing inventory of workforce housing.  Today he’s going to explain the need for workforce housing, the types of adaptive reuse projects he prefers, the economics of adaptive reuse, and how the government can help facilitate this type of project. We’ll also go into detail on the Ramada Inn conversion in Alabama. It pays to think differently from everyone else when it comes to real estate investing and development.  I know you’re going to benefit from hearing Richard’s perspective.  You can contact Richard through email: [email protected] or on linkedin. EP274 Syndicating "Hamilton" and other Broadway Shows with Matt Picheny

One of the greatest pleasures I’ve had over the past 10 months while staying home to avoid Coronavirus, is watching the Broadway Hit Hamilton over & over on Disney Plus with my 11-year old daughter.  But until I met today’s guest, I didn’t realize that Hamilton and other Broadway plays are often syndicated just like apartments and other real estate investments. That’s why I’ve really been looking forward to talking with Matt Picheny today.  Matt is the Managing Partner at MJP Property Group, has invested in over 6,000 apartment units, and is primarily focused on acquiring and repositioning multifamily communities. And American Utopia. Today Matt is going to share how both Lin Manuel-Miranda and Robert Kiyosaki motivated him to leave the corporate world and become a syndicator, how he asset manages his apartment investments and oversees the KPIs (Key Performance Indicators), and the type of property he invests in. EP268 How He's Raised over $42 Million from Friends and Family to Invest in Apartments, Hospitality, Office, NNN Lease and Cannabis, with Al Vardya

I’m excited to be talking with a good friend and mentor of mine today about raising equity from investors.  Al Vardya successfully exited a 26-year career in the Information Technology Industry and began investing in Real Estate back in 2011.  He started with single-family homes that he still owns and manages, and then began investing in commercial real estate such as Class B Multifamily, hospitality, and office buildings. One of Al’s many strengths is that he has created and maintains partnerships with sponsor groups syndicating private placement deals.  Al has also built a family and friends network of investors providing capital for these syndications.  He invests both as a limited partner and also co-sponsors some of these deals as a General Partner. To date, Al has raised over $42 Million in investor equity across 37 projects, 12 of which have been exited for an average annual return of 37% to his investors. Today we’re going to discuss what qualities Al looks for in his sponsors and the type of groups and asset classes he prefers to invest in.  He’ll also share how he built his network of over 120 passive investors and how he communicates and educates them in the opportunities he’s pursuing.  You’ll also get some incredible insight into the trends and new types of investments Al is targeting for 2021, including new apartment development in Montana and Triple-Net Leases in the Cannabis Industry. Whether you’re raising money from investors or looking to invest passively in other people’s deals, you’re going to love listening to what Al has to say.  If you’re an accredited investor and would like to get in touch with Al, you can do so by phone or email: 248-444-7670 [email protected] Today’s episode is brought to you by Green Property Management, managing everything from single family homes to apartment complexes in the West Michigan area. https://www.livegreenlocal.com And RCB & Associates, helping Michigan-based real estate investors and small business owners navigate the complex world of health insurance and medicare benefits. https://www.rcbassociatesllc.com

According to the Mortgage Bankers Association, the delinquency rate for mortgage loans on one to four-unit residential properties has reached the highest level since 2010, when we were deep into the great recession.  As of November 2020, over 7.6% of borrowers are 90 days or more behind on paying their mortgage.  In the midst of this national crisis, what effect is this having on investors who own and service their notes. And how are these investors working with their borrowers to provide forbearance and other options to keep people in their homes? Here to discuss the state of note investing during a pandemic is a real thought leader in the mortgage note investment industry.  Martin Saenz brings social good into smart investing through his company Bequest Funds which acquires and profits from performing and distressed mortgages.  He has directly helped over a thousand families stay in their homes, and countless more through the influence of his mentorship. EP263 Legal, Title, and Property Challenges In Real Estate Investing and How To Fix Them, with Dickie Baldwin

EP263 Legal, Title, and Property Challenges In Real Estate Investing and How To Fix Them, with Dickie Baldwin

Real Estate Investing can present many challenges that both new and seasoned investors find difficult to overcome.  If you’re investing out-of-state, it might be difficult to get a broker price opinion, title search, or secure a property that has gone vacant. In my own business, we quite often need someone to mow the lawn on an REO, or help us create a Dodd Frank compliant mortgage.  More often than not, we find ourselves needing to ‘cure’ a title defect on a non-performing note. These are all complicated tasks that are either time-consuming or outside our area of expertise.  That’s why it’s so important to have a ‘guy’ who can handle it. Dickie Baldwin is that guy, and through his company, Baldwin Advisory Group, he helps investors all over the country with many types of legal, property, title, and financing challenges.  Dickie has over 35 years of Real Estate experience as a Realtor, Loan Originator and Mortgage Professional.  He’s solved many problems for investors, and he’s here to share some of those stories with us. Dickie will be discussing the importance of due diligence, why you need a reputable broker to create your BPO (Broker Price Opinion), why a Title Search is always a good idea, and many of the other considerations investors must make while investing across state borders. https://baldwinadvisorygroup.com [email protected]

When it comes to successful real estate investing, having access to reliable and accurate data can have a huge impact on your profit potential.  Technology has brought us to a point where there’s an abundance of data available, you just have to know where to find it and how to use it properly.  Today’s guest is levelling the playing field by helping small businesses and investors get access to the same data and public records that are coveted by larger firms. Sean O’Toole flipped over 150 properties in Silicon Valley before he strategically exited the market in 2006 to focus on real estate technology.  He founded ForeclosureRadar in 2007, and in 2013 he pivoted away from foreclosures to general real estate with the launch of PropertyRadar. Today, Sean is going to help us understand how data should drive our decisions, what we should look for when applying data to our due diligence, and why having access to the right data can create a consistent pipeline of opportunities and be a game changer.  We’re also going to discuss ‘Information Arbitrage’ and how understanding that concept has helped Sean profit from deals other investors have avoided. Sean is sharing a glimpse into a world that most investors spend little time understanding or researching.  But those who do take the time can develop x-ray vision into opportunities that might scare away other investors. EP252 What Happened after 2 A.M. in this Haunted House? with Reverend Gerald Hunter

Spend the Night with me in a Haunted House! Welcome to Part 2 of our Halloween Series on Haunted Houses, Apparitions, Paranormal Experiences, and the Roommates who don’t pay rent & can’t be evicted. In part one (episode #251) you were introduced to a retired reverend who has been experiencing paranormal activity and communicating with the dead since his near-death experience at the age of 5. You also met several of his paranormal research assistants and heard their stories as well. Today, we’re going to take you on a ghost hunting adventure to a haunted house in the historic district of Bay City Michigan.  You'll find out the strange reasons we were brought there in the first place, how the homeowner was almost pushed off a ladder by a ghost, and what happened that night after 2 A.M. that is so strange, and so hard to explain, that I can't wait to share it with you. If you're experiencing paranormal activity in your home, rental property, or place of business, you can contact Reverend Hunter through his publisher at https://thunderbaypressmichigan.com

EP251 Haunted Houses, Paranormal Activity, and the Roommates Who Don't Pay Rent and Can't Be Evicted with Reverend Gerald Hunter

Welcome to our Special Halloween Edition with all new stories about Haunted Houses, Apparitions, Paranormal Experiences, and the Roommates Who Don't Pay Rent, and Can't Be Evicted. We did something similar 3 years ago on EP#94 and it was one of my favorite all-time episodes.  Today we go even deeper into paranormal phenomenon and I know you're going to love this incredibly thrilling episode! I recorded so many great stories that I had to break them up into two episodes:  In Part One you'll meet a group of Paranormal Researchers and the Retired Reverend who has brought them together.  In Part 2 you'll get to accompany me to a Real-Life Haunted House in Bay City Michigan. I want to warn you that some of these stories will frighten you, and some may even terrify you.  If you're easily scared or prone to nightmares, then this is not the episode for you.  Aside from the sound effects I've added in, everything you're about to hear is the actual professed experiences of the people involved.  These are real people, with real stories of paranormal events that can't be explained, and are even harder to understand. If you own a home, rental property, or business that is haunted or experiencing paranormal activity, then Reverend Hunter would like to hear from you.  You can contact him through his publisher at Thunder Bay Press: https://thunderbaypressmichigan.com/contact
