My guest today is a successful entrepreneur and real estate investor who hosts the excellent podcast called “Street Smart Success”. Roger Becker is also a great guy and is not afraid to share the ups & downs of the deals he’s done, which include single family, commercial properties, and a rent-controlled multifamily in San Francisco. Across the United States, Security Deposits tie up over $45 Billion dollars a year in non-interest-bearing accounts, and neither the landlord or the renter benefits from these funds while they’re just sitting there. In order to understand how to structure an investment opportunity for your potential investors, you need to be clear on how the cash flow and profit will be distributed. This is called a Waterfall, and there always seems to be quite a bit of confusion as to what that actually means and how to convey it.
