But seeing in recent columns how high the fees can get with a bigger balance has been eye opening. I’ve just checked my fund and there’s a 1 per cent base fee and 0.95 per cent performance fee. At a balance of $45,000 I’m ok with those fees right now, as the fund has performed well, but I’ll keep a closer eye on that in the years to come. Quick Fire Finance Question of the Day: "We are fortunate to have paid off our mortgage and have no debt. We have switched the full amount of mortgage payments into an investment fund. I’m wondering if it might be smarter to instead borrow to buy a rental property, and hopefully earn capital gains on. The investment fund only earns returns on what we put in, but an investment property might earn capital gains on the full amount. If the rent could cover most of the mortgage interest, and we kept paying off the mortgage at the same rate we are now, we might be able to pay off an $800,000 house in around 15 years, by which time it may be worth far more. While I’m certainly enjoying being debt-free, I’m wondering if getting back into debt for this type of investment might be the way to go. On the other hand, I worry that the housing market is overinflated and could face a big correction. Quick Fire Finance Question of the Day: "Hey guys, Love the content you've been producing. Haven't heard any discussion about Central banks yet but that's probably a dry topic for most. However, considering they're the biggest player in markets right now and subject to a lot of controversy, it'd be really interesting to get your take on them and what their impacts are for society. Some questions i had were: -Is it debatable that they exacerbate wealth inequality by pushing up asset prices considering only a small proportion of the population owns financial assets? -Who owns central banks? Japan and Switzerland's are both publicly traded, but are there hidden benefactors behind the other central banks in the world? -Are central banks supervised by any entity or do they rely on public trust to operate? This last point is probably more applicable to the US Fed considering the recent revelations of trading by their members. Bit of a contentious topic I'm sure but that's what makes a good debate and an entertaining podcast! Thanks for producing quality content anyway and the positive impact you're having in the world. Where this part of the brain becomes useful is when you're trying to influence someone early on in an interaction.  Appealing to their instinctual urges and responses to pivot things in your favour. I can think of an instance with Greg where his late wife in her thirties was diagnosed with terminal cancer and only given 6 months to live. She would go on to live for another 8 years where, in between looking after two young children, paying the mortgage of their new home and working in a commission-only financial advisory role, he would look after her. You can imagine the toll this took on the family emotionally, financially and all whilst having insufficient insurance. At the time it made more sense to have more cover for Greg as he was working full time. In this episode we explore one of the most important topics we've never discussed, sleep. An epidemic impacting more people than Covid. If you're not optimising your sleep you're putting yourself at risk of heart attacks, strokes, dementia and depression. So to ensure that doesn't happen to you listen as I break down the teachings of Stanford Professor Andrew Huberman. The advice of Dr. Huberman is quite simple: If you drink anything that interferes with your Adenosine (like coffee and energy drinks), experiment to preserve your levels of Adenosine right (you should feel sleepy at night and sleep deeply). Exercise within 30 minutes of waking up. Use cold showers in the morning to phase shift your wake time forward. Viewing the sunset increases your resistence to artificial light in the evening. Do not get light between 11 pm and 4 am. Be consistent on the previous points. Napping is ok in the normal day cycle (somewhere between 12 pm to 3 pm, from 20 to 30min). "Peer-to-peer lending providers match people who want loans with people who might be willing to fund those loans. You may be offered a high interest rate, but this is because you take more risk. What is peer-to-peer lending? When you invest via peer-to-peer lending, you're earning interest by loaning your money directly to an individual, small business, community group or charity. Borrowers list their request on a provider’s website, and investors browse the website to decide which loans to invest in. Lenders may be able to lend the full loan requested or just a portion of it. The provider may also group up similar loan requests so the lender has the opportunity to invest in a variety of loans at one time. Borrowers have to follow certain rules such as being honest about the information they provide about how they will use the money and their ability to pay it back. They can borrow a maximum of $2 million in any 12 month period, although some services may only allow smaller loans. Understanding the risks The borrower(s) may be unable to repay you, so you could lose your money or not get the interest you've been promised. Some providers offer ways to reduce this risk - such as spreading your loans across more borrowers or guaranteeing the repayments themselves. But this doesn't eliminate the risk. Even where the repayment is guaranteed you will only receive repayments if the person or service providing the guarantee has enough money to pay. Unlike some other investments, you may not be able to sell the loan or withdraw your cash whenever you want. If you're lending money you need to make sure you can afford to have your money tied up for the period of the loan. "What is crowdfunding? Crowdfunding works by many people (the crowd) putting in small amounts of money to raise funds for a company or project. When you put money into an equity crowdfunding project, you're buying shares. Typically this will be in small or start-up businesses, meaning you become a part owner of the business. Crowdfunding is also often used to describe donation or rewards-based fundraising. In those cases, supporters receive rewards (for example tickets to a show or a credit on a film or website) or simply make donations to individuals in need or charities. This type of fundraising is legal but is not covered by financial market laws. Equity crowdfunding is usually done on websites run by crowdfunding service providers. Each service will work in a different way, but typically you'll be able to browse the website to see potential companies to invest in. You'll be able to read information to help you work out which companies you'd like to support. Then the service will tell you how you can purchase shares. For example, the service may hold your money until the fundraising goal has been reached. Then they’ll pass it on to the company who issues you with the shares you now own. Companies seeking money have to follow certain rules, such as being honest about the information they provide and how they will use the money. "Cash investments are relatively safe because you’re promised a fixed interest rate. But the returns you get through interest rates tend to be low, so they’re not always the best option – particularly if you’re saving for retirement. About cash investments Cash investments include savings accounts and term deposits with a bank, credit union or building society. You can also invest cash through a managed fund (this includes KiwiSaver) which pools together money from individuals for investments, managed by a fund manager. Understanding returns Savings accounts and term deposits typically guarantee a set level of interest each year. Most basic savings accounts allow you to withdraw your money whenever you want. A term deposit offers a higher interest rate but you may have to forgo your interest or get lower interest if you withdraw your money before the term finishes. Term deposits can range from three months to five years. Understanding the risks We don’t regulate savings accounts or term deposits but we do regulate managed fund providers.  While generally considered a safer form of investment, there are still some risks to consider. Your money might not grow as fast as the cost of living Cash investments are considered low-risk but this usually means they offer a low-interest rate. If you have a long-term goal, such as saving towards your retirement, the risk is that your money won’t grow as fast as the cost of living. This is known as inflation risk. If inflation increases more than the returns on your investment, your money will have less buying power when you need it. There’s no guarantee on bank investments Putting your money with banks is considered one of the safest forms of investment in New Zealand, but there’s no guarantee the banks won’t fail. A good rule is to spread your money across different cash investments. Understanding costs Providers’ fees vary and depend on the accounts you choose. Generally, accounts offering higher interest also tend to have conditions attached, such as maintaining a minimum deposit in your account.
