Is Canada Propping up Condo Investors to Prevent Prices From Falling?

Is Canada Propping up Condo Investors to Prevent Prices From Falling?

In 2020 Move Smartly host John Pasalis raised an important concern about Toronto’s pre-construction condominium market – that investors were paying a very high price when compared to what existing units were selling for. What would happen if those units were not worth what the investors paid for them when they were done? Many of those units are now completed, and in many cases, they are not worth what investors paid. But why are we not hearing about distressed investors who can’t get a mortgage because they overpaid for their condos? In today’s episode, John asks if our government and big banks are propping up these condo investors to prevent condo prices from falling. Canada’s Massive Shortage of Family-Sized Homes + Is Canada’s Economy Going to Get a Lot Worse?

In this week’s episode, John Pasalis talks with Ben Rabidoux, founder of Edge Realty Analytics, which provides data and insights on Canadian housing and economic trends and more in-depth reporting on major metro-level trends in Vancouver and Toronto. Many real estate professionals consider Ben’s monthly research reports a can’t-miss read for good reason. Ben shared his thoughts on why Canada’s economy is in worse shape than what the markets think. He also unpacks the massive shortage of family-sized homes, where he notes that Canada is starting only one new home for every 20 new people moving to Canada. Finally, Ben also discussed how a decline in Canada’s population growth rate and housing starts will impact the housing market in the months and years ahead. An Abnormally Slow Spring Market + Is a Condo Sell Off Coming? — Toronto & Vancouver Real Estate Roundtable May 2024

It’s really springtime and we’re here with our May Toronto-Vancouver real estate roundtable with Urmi, Steve and John!  In what should normally be the busiest real estate market of the year, John and Steve explain slow conditions in Toronto and Vancouver - with some nuanced trends. Demand for low-rise homes is low but listings are only rising from a historic low, so it’s a bit of a stalemate still peppered with some bidding wars. On the condo side, listings are climbing - and new condo sales are way down, is this the start of a longer condo market dip? Do Rent Controls Restrict The Supply of Rental Housing?: An Interview with Murtaza Haider

In today’s episode, John talks to Murtaza Haider about rent controls in Canada and their potential impact on rental supply. Murtaza is a professor of Data Science and Real Estate Management at Toronto Metropolitan University.   In the lively chat, we discuss why Ontario has seen very little growth in rental housing even though the new rental supply is not rent controlled. We also discuss the differences in approach to rental housing between North American and European economists and governments. North Americans lean more towards a free market approach to rental housing, while Europeans have coupled adequate rental supply while maintaining policies that protect tenants.    Today's show links:  Watch this episode on our YouTube channel: https://www.youtube.com/movesmartly Ricardo Tranjan in the Toronto Star: https://www.thestar.com/opinion/contributors/rent-controls-work-they-don-t-reduce-housing-supply-but-they-do-limit-profit/article_77ca720a-dfd5-11ee-982b-3ba3433ea220.html Murtaza Haider in the Financial Post: https://financialpost.com/real-estate/rent-controls-hurt-rental-supply Rent Controls, Rental Prices and Rental Supply - CMHC Summary https://tinyurl.com/2efscwuw Study of the Impacts of Rent Control Policies - CMHC Report https://tinyurl.com/458svhzj Follow Murtaza Haider on Twitter: @regionomics   Contact Us John Pasalis, President and Broker, Realosophy Realty, Toronto | Email: [email protected] | Twitter: @JohnPasalis Urmi Desai, Editor/Host, Move Smartly | Email: [email protected] | X-Twitter: @MoveSmartly About This Show The Move Smartly show is co-hosted by Urmi Desai, Editor of Move Smartly, and John Pasalis, President and Broker of Realosophy Realty. Unpacking the Liberal’s ‘Housing First’ Federal Budget

As they head off low polling numbers ahead of next year’s election, Canada’s governing Liberals have released a federal budget largely focussed on Canada’s housing availability and affordability crisis. Urmi and John discuss the background and efficacy of the many measures proposed including: subsuming immigration policy and targets to housing realities, an increased capital gains tax that will hit some housing investors, an extended ban on foreign buyers, and a pile of supply-side policies that is aimed at yielding a net 2 million new homes by 2031. Our Crumbling Foundation - How We Solve Canada’s Housing Crisis: An Interview with Gregor Craigie

In today’s episode, Urmi talks to Gregor Craigie, journalist, Host of ‘This Island’ on CBC Radio One in Victoria, and author of the new book, “Our Crumbling Foundation: How We Solve Canada’s Housing Crisis.” Gregor’s new book looks at the very human stories of those living out Canada’s housing crisis across the country and hopeful examples of policies from around the world that may help address it.  In our chat, we talk about the diversified faces of the crisis from young families priced out of Vancouver, newcomer home buyers getting into financial trouble in the Toronto area, renters being priced out of Montreal, and those living permanently in RVs in Nova Scotia. We also discuss how successful stories of infill supply expansion found in other global cities might be problematic to realize in Canada, the role immigration has played in the crisis and how we might better hold our politicians to account about our housing crisis.   Today's show links:  Gregor Craigie’s new book, “Our Crumbling Foundation”: https://www.penguinrandomhouse.ca/books/736870 Contact Us Gregor Craigie, Author, Our Crumbling Foundation | X-Twitter: @GregorCraigie Urmi Desai, Editor/Host, Move Smartly | Email: [email protected]| X-Twitter: @MoveSmartly About This Show The Move Smartly show is co-hosted by Urmi Desai, Editor of Move Smartly, and John Pasalis, President and Broker of Realosophy Realty. Are Rates Really Coming Down? + Construction Slump Led Recession? — Toronto & Vancouver Real Estate Roundtable February 2024

It’s time for our March Toronto-Vancouver real estate roundtable with Urmi, Steve and John!  As both the market heats up, John and Steve assess whether anticipated interest rate declines later this year will actually happen and how it will impact the real estate market. Also, an audience question asks whether a slump in the construction sector on which the Canadian economy is so dependent may lead to a recession. Plus Urmi asks John and Steve to assess whether some of the many new housing measures suddenly being thrown at the housing affordability crisis are helping or hurting. Won’t Toronto’s Wildly Unaffordable House Prices Crash? + Should I Use My Neighbour To Sell My Home? — ‘The Situation’ Consumer Q&A

It’s the March ‘The Situation’, our in-depth consumer Q/A! As usual, Urmi asks John to respond to the detailed questions you send in about the real estate decisions you are making as you navigate through the Toronto area housing market. This month, we hear from a family who are considering hiring their neighbour to sell their mom's home. And given that home prices in the Toronto area are out of reach for most families, isn't it only natural to expect prices to fall so that homes become affordable again? Things are Going to Be Tough for Canada’s Economy: An Interview with Robert Kavcic

In today’s episode, we take a look at Canada’s economy to get some insight into how the broader macroeconomic trends might impact Canada’s housing market in the months ahead. We’ll discuss how Canada’s booming population is masking what is really happening in Canada’s economy, why the Bank of Canada may not cut rates even if we are in a recession and how high interest rates might impact Canada’s housing market in the months and years ahead. My guest today is going to help us unpack all of these latest economic trends. Should I Stretch to Buy My Family Home Now? + Should I Lower My Condo Price? + — ‘The Situation’ Consumer Q&A

We are back with our October episode of the consumer Q&A, ‘‘The Situation’! Once again, Urmi asks John to respond to the detailed questions that real estate consumers across the GTA are asking right now.  We hear from a young family wondering if they should stretch to buy their family home, a seller who wonders if she needs to reduce her condo price and an owner planning to downsize in the next few years — and wondering if they should risk waiting.
