Short-term rental arbitrage seems like an elusive concept. As a real estate investor, it can be a little hard to wrap your head around it. You lease a property, rent it out, and then…profit? Cash flow—the two words every rookie real estate investor loves to hear. It’s always about cash flow. “If the property doesn’t bring in a healthy amount of pure profit every month, there’s no point in buying it!” This sentiment could cost you hundreds of thousands, if not millions over the lifetime of your real estate investing career. Don’t get us wrong, cash flow is important, but focusing on this metric alone may lead to your downfall. Chris Lopez hopped off the “buy only for cash flow” bandwagon long ago, and he’s much richer for doing so. Hotel investments, big BRRRRs, and some mind-boggling cash flow are coming up on this Deal Deep Dive with our very own Rob Abasolo. A “dead” real estate deal happens more than you’d think. Somewhere along the line, a buyer, seller, agent, or investor gives up. Either there’s not enough money, time, or patience left in the deal to get the property bought or sold. When real estate transactions drag out, you could get caught with months of holding time or thousands in inspection costs, only to have the deal drop out from under your feet. So, how do you revive a dead deal when everyone else has given up? Just ask Tyler and Trevor Sarter. Tyler and Trevor are based in Detroit, dealing with lots of international investors who want a piece of the cash-flowing pie. They work primarily as wholesalers, but also flip houses, and advise/consult their investors from abroad. They have a “do what you need to do to get the deal done” type mentality, which to no surprise has served them very well in their business. When other investors give up, Tyler and Trevor are waiting in the wings to get the property closed. As two former basketball players, they understand what working as a team means and how everyone needs to play their part in order to become champions. Private money lending has become a hot topic over the past few years. With rising equity and asset prices, more lenders have come out of the woodwork, and an equal amount of investors have sprouted up to match the need. But taking on private money isn’t a light decision, although most investors think of it that way. You’ve probably seen Flip or Flop before. Even if you’re not a home flipper, it’s hard to not get sucked into the glitz and glamor of watching Tarek El Moussa and his team rip out old fixtures from the 1950s and replace them with brand new, beautifully designed upgrades. Tarek is one of the most recognized home flippers in the world and has inspired thousands of others to start building wealth through real estate. He’s an inspiration to all of us, but how did he get to such a peak point? Tarek wasn’t a great flipper right out the gate. He electrocuted and burned himself on his first deal, but that wasn’t enough to deter him. Before the great recession, Tarek was living large, making forty-thousand dollars a month in his early twenties. But when the crash came, he had to sell everything and start from scratch. After attending a real estate seminar he caught the flipping bug and realized he needed to invest in real estate full-time. After a successful first flip, he pitched the idea of Flip or Flop to different television networks, with HGTV finally giving him a chance. He describes the first season of Flip or Flop as working eighteen-hour days, constantly stressing, and forcing himself to build a business, not just a side-hustle. This allowed him to delegate by buying more flips and building wealth faster. Funnily enough, his main piece of advice for flippers isn’t to try and make more money—it’s to start losing it instead. RV park investments are probably not the first thing you think of when somebody says “real estate investing.” You’re probably used to single-family homes, duplexes, apartments, or something that has to do with long-term, residential real estate. The BRRRR method (buy, rehab, rent, refinance, repeat) is commonly known among real estate investors as one of the fastest ways to build a portfolio of rental properties. The beauty of the BRRRR strategy is that it takes less time and money to get properties to cash flow with baked-in appreciation. But what if you were to ramp up the BRRRR method, so instead of doing a BRRRR every year, you did it 125 times a year. Sounds a little insane, right? Meet the man behind the madness, Chad Beeman, who has (and this is not an exaggeration) bought and BRRRRed fifty rental properties in the past six months. This is a staggering amount of properties to buy in such a short amount of time. The craziest part? Chad is planning on purchasing another seventy properties over the next six months! So how is he able to buy so many properties, scale so quickly, and do so without losing his balance? Chad walks through his small team, system, and thought process that helps him stay so successful. He’s had some blunders in the past (like spending $30K rehabbing the wrong house) but has thought of them as “tuition” when investing in real estate. REITs have long been a passive income generator for many who don’t want to deal with the trash, toilets, and tenants that come with rental property investing. Rental property investing is a great way to make cash flow, or so it seemed in the pre-2022 world. Interest rates are rising, home prices have skyrocketed, and rent can’t keep pace with this market. Brian Davila saw this in his portfolio and knew he needed to do something about it. Buying “traditional” rental properties wasn’t going to cut it, especially when the monthly cash flow was a measly few hundred dollars. How many houses would it take to grant him a life of financial freedom? To most people, Brian Davila looks spoiled for choice. He’s a young guy, doing forty or so flips per year, bringing in big active and passive income checks. If you think that Brian can’t relate to the average investor, you’re wrong. To real estate investors and real estate investing enthusiasts, Brandon Turner is a household name. Before you quit your job, you’ll need to do a few crucial things. Turnkey rental properties have become a fan favorite for rookie real estate investors and investors who don't have enough time to manage their rehabs and rental properties. Turnkey real estate is marketed as a way for real estate investors to buy a rehabbed property, often with tenants and management in place, leaving them with just rent checks to collect. One company, Rent To Retirement, has become one of the most popular places to find turnkey investment properties—and for a good reason. Behind the helm is Zach Lemaster, former optometrist, and current real estate investor. After going through eight years of school, Zach was left with six figures in student loan debt and a job that required him to be on-site for the majority of his waking hours. Like most new real estate investors, Zach had hit a breaking point and realized he needed something else that could provide him income, without the time commitment. After shelling out a large sum on a wholesaling course, Zach began using his assignment fee profits and salary from his job to buy rental properties. Multifamily real estate investors almost always raise money for their deals, right? Some would call it almost impossible to try and build a huge real estate portfolio without borrowing money or partnering up to take down bigger properties. Sofia Castro, along with her husband, not only built a multifamily portfolio using their own money, but did so starting with a severe disadvantage. Both Sofia and her husband were high school dropouts, living without much money, and practically no experience. A local entrepreneur took Sofia and her husband under his wing, teaching them both how to become leasing brokers. From there, they started building their entrepreneurial endeavor, eventually selling their business a couple of decades later for a whopping billion dollars. With cash in hand and real estate experience under their belt, they began buying apartment complexes to flip them as condos. Once the recession hit, Sofia knew this was the wrong business to be in, so she pivoted heavily towards multifamily rental investing, specifically investing in “core deals”.
