Chances are you’ve seen the movie Top Gun before. This exhilarating film showcased the almost unbelievably intense reality of being an elite pilot in the military. And behind many of those awe-inspiring stunts and scenes was John Foley, Blue Angels pilot, entrepreneur, real estate investor, public speaker, and all-around inspiring human being. John has performed these death-defying stunts for years and successfully became the one percent of the one percent of pilots. His key to success? Failing hard. As soon as John saw the Blue Angels perform as a child, he dreamed of doing the same. It took him eighteen years to accomplish his dream, but it came with a cost. Before hitting his performance peak, John made a flight mistake that could have ended his career and another pilot’s life. Short-term rentals can be categorized, at least at a surface level, as the “easiest” investments of 2021 and 2022. With low interest rates and a surge of post-pandemic tourism, new hosts were buying homes for cheap monthly payments, throwing some furniture in them, and making a six-figure return within a year of owning just one property. Naturally, this led more and more hosts to start building bigger vacation rental empires, buying as many properties as possible and inflating prices as a result. But, the boom in BnBs caught on quickly, and more investors began tackling the same strategy. Before long, there were more short-term rentals than ever, but the same number of guests occupied them. Now, short-term rental hosts are facing lower occupancy as they struggle to compete over which properties will get which guests. Assisted living investments may be the most underrated, unknown, but ridiculously profitable real estate investment out there. The housing market is an unstable beast. As soon as you’ve got your footing in one strategy, it violently jerks you into another, often by force. This is how most investors felt during the great recession as flipping profits dried up, home sales fell off a cliff, and investors were faced with a tough question, “who’s going to buy these deals?” While many investors stood on the sidelines, hoping that someone would save them, Eric Brewer did something much different, and it’s a move that’s paid off heavily over ten years later. Chris Voss is an expert negotiator. After going from a street cop to the FBI and later thriving as a hostage negotiator, he wrote the world-famous book, Never Split the Difference. This book has served as a masterclass in negotiation for almost every field of work, including real estate investing. Although many of Chris’s examples come from life-or-death situations, the same rules and tactics can be applied to real estate investing. That is exactly why Chris pivoted and started coaching real estate agents to become better negotiators. But maybe you’re not an agent. Maybe you’re just trying to get your first or next deal done, working with a tough buyer/seller, and feeling like you’re making no headway. Chris has seen this time and time again. An overly aggressive buyer comes in, lowballs a seller, the seller then paints the buyer as the enemy, and the duo does a dance to the death ending in no deal done and frustrations at all-time highs. This is NOT the way to do real estate deals, and Chris has some advice that’ll help you change the way you (and your agent) get things done. Chris goes in-depth on a few concepts, such as why “no” is actually what you want to hear, how to form “calibrated questions” that get you what you want, and why you’ll need to start using “tactical empathy” if you want to close deals faster. Ashley Hamilton is a landlord, multi-unit investor, reverse flipper, hard money lender, and everything else in between. You may recognize her name from episode 331, appropriately titled “10 Real Estate Deals on a $20K Waitress Salary,” which became one of the most popular BiggerPockets Real Estate Podcast episodes. If you haven’t heard of Ashley, here’s a quick rundown: As a teen mom, Ashley was working hard daily to provide for her kids. With only a $20K/year salary, she began buying rental properties, often in cash, in the Detroit area. The last time we chatted, Ashley had ten units. But now, things are very different. Assisted living investing isn't your typical type of rental property investing. When someone thinks “I want to get rich in real estate,” they’re often not considering setting up a home for seniors, those in medical decline, or medical patients. Investors almost prematurely dismiss any idea of RAL homes (residential assisted living) if they have no medical background and no personal need to do it themselves. This can become a costly mistake, especially when the evidence adds up on why assisted living could be the most recession-proof real estate investment out there. Isabelle Guarino-Smith is one of the investors that decided to go down this path. Without any medical experience of her own, she led her family business to become a successful assisted living brand throughout the state of Arizona. When her grandmother needed care many states away, Isabelle’s father realized that building not only a better facility, but a more profitable portfolio, was a smart move to make. And this risk has paid off significantly, as Isabelle now takes home a five-figure monthly cash flow from each of these properties. Reaching financial freedom doesn’t mean grinding away for decades to finally retire. It may only take a couple of deals for you to create enough traction to quit your W2 or go full-time into investing. But what if you have a family and children to support? Surely there’s no way to hit quick financial independence with those responsibilities? If you’re still not persuaded, hear Zasha Smith’s story. Zasha was working sixty-hour weeks, sometimes every day of the week, as a civil engineer. She knew that continuing down this career path would lead to long days, even longer nights, and time away from her children.
