713: The Real Life Top Gun’s Advice to Become ELITE at Anything w/John Foley
Chances are you’ve seen the movie Top Gun before. This exhilarating film showcased the almost unbelievably intense reality of being an elite pilot in the military. And behind many of those awe-inspiring stunts and scenes was John Foley, Blue Angels pilot, entrepreneur, real estate investor, public speaker, and all-around inspiring human being. John has performed these death-defying stunts for years and successfully became the one percent of the one percent of pilots. His key to success? Failing hard.
As soon as John saw the Blue Angels perform as a child, he dreamed of doing the same. It took him eighteen years to accomplish his dream, but it came with a cost. Before hitting his performance peak, John made a flight mistake that could have ended his career and another pilot’s life. Thankfully, this ill fate was avoided, but John still had to live with the consequences of making such a massive mistake. 712: Has the Short-Term Rental Goldmine Run Dry? w/AirDNA’s Jamie Lane
Short-term rentals can be categorized, at least at a surface level, as the “easiest” investments of 2021 and 2022. With low interest rates and a surge of post-pandemic tourism, new hosts were buying homes for cheap monthly payments, throwing some furniture in them, and making a six-figure return within a year of owning just one property. Naturally, this led more and more hosts to start building bigger vacation rental empires, buying as many properties as possible and inflating prices as a result.
But, the boom in BnBs caught on quickly, and more investors began tackling the same strategy. Before long, there were more short-term rentals than ever, but the same number of guests occupied them. Now, short-term rental hosts are facing lower occupancy as they struggle to compete over which properties will get which guests. So, is this the end of the short-term rental industry, or is the data showing something completely different? We brought on Jamie Lane, Vice President of Research at AirDNA, to give us a glimmer of hope.

Assisted living investments may be the most underrated, unknown, but ridiculously profitable real estate investment out there. For many investors, turning their single-family home into assisted or senior living seems like an impossible task. Don’t you need to have a medical background? Do you need a license? Can anyone do it? Instead of getting caught in analysis paralysis, Antoinette Munroe looked at the numbers, decided to take the jump, and hasn’t looked back. And after hearing her story, you might do the same!
Antoinette found financial freedom in just a few years with vacation rental investing. She used the game-changing strategy of house hacking combined with short-term rentals to profit over a thousand dollars a month, all while living in her own house. There’s a big difference between a real estate portfolio and having a few rental properties. Land flipping is an unusual real estate investment. Unlike all the rest, there are no utilities, renovations, or tenants to take care of. It’s really as simple as buying a piece of land with high demand and finding a seller who either wants to build or sit on it. But can it be that easy? 701: The Post-Crash Pivot: Why Investors NEED to Change in 2023 w/Eric Brewer
The housing market is an unstable beast. As soon as you’ve got your footing in one strategy, it violently jerks you into another, often by force. This is how most investors felt during the great recession as flipping profits dried up, home sales fell off a cliff, and investors were faced with a tough question, “who’s going to buy these deals?” While many investors stood on the sidelines, hoping that someone would save them, Eric Brewer did something much different, and it’s a move that’s paid off heavily over ten years later.
Before the crash, Eric was a car salesman, but he wasn’t the type you’re imagining. His main strategy was “talk to everyone,” and it earned him salesman of the month almost every month. But selling cars didn’t make for a family-friendly schedule, so he pivoted into real estate investing and took the dealership’s owner with him. They were flipping hundreds of houses a year, making tenfold what they were used to when selling cars. But then the housing crash happened, and once again Eric needed to pivot.
Now, instead of just flipping, he’s doing wholesale deals, novation contracts (MUCH bigger profits than wholesale), turnkey rental sales, and more. As the housing market has changed, so has Eric’s mindset, never betting on one strategy to be the one that brings home the bacon. Eric has stayed ahead of the game, blatantly ignores the “expert advice” off-market investors like to peddle, and pivots as soon as the market shows signs of a move. 700: How Rob Dyrdek Fits Family, Real Estate, and $100M Businesses into His Day
Rob Dyrdek is one of the most well-known pro skaters, entrepreneurs, and media figures of all time. He essentially owned the MTV lineup for years with hit shows such as Rob & Big, Rob Dyrdek's Fantasy Factory, and Ridiculousness. At first glance, Rob may look like a phenomenal skater who turned his passion into something profitable. But behind the half pipes is an almost unbelievable amount of discipline, wisdom, and time optimization that only a select few know about.
Rob, like many entrepreneurs, ditched school early on when he realized that his talents were best used elsewhere. 698: From Toxic-Marriage to Financially Independent Mom with 13 Units w/Sarah King
Finding financial freedom is hard enough, but doing so right after going through a toxic divorce can seem almost impossible. All of a sudden, you’ve gone from a two-income household to just one, your children are now your sole responsibility, and you’ve got to almost financially start over. Finding financial independence after events like this would be awe-inspiring—so imagine you did it all in just two years. Sarah King did just that, with thirteen units under her belt since buying her house hack property in 2020.
Sarah worked hard to put herself in a strong financial position. She was a debt-free disciple who paid off six figures in debt. 692: Fighting Cancer, Financial Freedom, and 20 Units in 2 Years/Josh Goldstein
Financial freedom isn’t something that most Americans strive towards. For the most part, working at a job, getting a steady paycheck, and bringing home the bacon is enough. That is until something forcibly stops you from working. It could be a workplace injury, a family emergency, or even a cancer diagnosis. What do you do when you can’t work or provide for your family, all while fighting a life-threatening disease?
Josh Goldstein was in this exact situation in 2015 when doctors gave him a rough diagnosis—pancreatic cancer. Josh and his wife knew that he could make it through the treatments, but the financial problem still loomed largely. Scott Galloway, NYU professor commonly known as “Prof G,” thinks that America is adrift. Communities are dying, young people are feeling helpless, and wealth is slowly being sucked out of the system to give the ultra-rich even more comforts than before. The average American merely wants to make it—having a house, a family, and maybe an ounce of peace. But with mainstream media violently pointing fingers at one another and the modern worker feeling desolate in the daily grind, what can we do to put this country on the correct course?
Scott knows that the game is rigged. He has strong feelings that real estate investors, like many of us, are playing with “cheat codes.” But, that doesn’t mean we’re doing anything wrong. Scott dives into his personal philosophy on who has taken advantage of this country, who needs the most help, and how a young, aspiring entrepreneur or investor can build wealth, without blindly buying into “sexy” assets.

Knowing how to buy a rental property is one thing, but coming up with the money is another. This is the constant struggle real estate investors find themselves in. When they have cash, there aren’t enough deals. When they have deals, there isn’t enough cash. This catch-22 usually puts investors in a spin cycle, never pulling the trigger on their first or next deal. But, it doesn’t have to be this way. House flips, opportunity zone investing, student housing—name a real estate strategy, Evan Turner, former NBA player, has probably done it. Unlike most professional athletes, Evan left the league with more assets than at the peak of his career. He was buying real estate, building homes, and making moves while working a grueling six days a week schedule, knowing that he had to use this opportunity to build something that went far beyond basketball.
Evan grew up in the inner city with a single parent. The realities of struggling for money were all too real for him when he got hit with millions of dollars in his early 20s. 683: Why Expert Negotiators Love to Hear “No” w/Never Split the Difference’s Chris Voss
Chris Voss is an expert negotiator. After going from a street cop to the FBI and later thriving as a hostage negotiator, he wrote the world-famous book, Never Split the Difference. This book has served as a masterclass in negotiation for almost every field of work, including real estate investing. Although many of Chris’s examples come from life-or-death situations, the same rules and tactics can be applied to real estate investing. That is exactly why Chris pivoted and started coaching real estate agents to become better negotiators.
But maybe you’re not an agent. Maybe you’re just trying to get your first or next deal done, working with a tough buyer/seller, and feeling like you’re making no headway. Chris has seen this time and time again. An overly aggressive buyer comes in, lowballs a seller, the seller then paints the buyer as the enemy, and the duo does a dance to the death ending in no deal done and frustrations at all-time highs. This is NOT the way to do real estate deals, and Chris has some advice that’ll help you change the way you (and your agent) get things done.
Chris goes in-depth on a few concepts, such as why “no” is actually what you want to hear, how to form “calibrated questions” that get you what you want, and why you’ll need to start using “tactical empathy” if you want to close deals faster. These are some of the same tactics that co-host Rob recently used to get a multimillion-dollar property, without much money out of pocket. No matter your skill level, number of deals done, or years of experience, this advice from Chris could catapult your investing to the next level.

680: Why Hosts Are Backing Away from Travel Sites and Building Direct Bookings w/Mark Simpson
Most people stumble into short-term rental investing. At some point, they realize a long-term rental, mother-in-law suite, or family cabin could become a revenue-generating, passive income machine. So what do they do? They go online to all the big travel sites, upload their listing, and start hosting. After a few months or years, they buy another short-term rental, and now, they’ve got multiple properties across a few different sites. The reviews are flowing, and the revenue with it. But one day, it stops.
This happened to Rob when his listing got locked—halting his revenue. Without much of a way to repair this, Rob started thinking of how he could host with autonomy and reduce the risk as his portfolio grew. Sooner or later, Rob and today’s guest, Mark Simpson, started talking. Mark, an expert in hospitality, knew that something like this would happen. It’s why Mark has been helping hosts build their own booking sites over at Boostly.

Medium-term rentals have seen growth like almost no other type of real estate. In the past, if you wanted high cash flow, you’d be hit with the headache of running a short-term or vacation rental. So, most investors who wanted to take the passive investing route stuck to regular, long-term rental properties. But, with interest rates higher than many of us have ever seen, most regular rental properties simply won’t cut it. Thankfully, there's a strategy that merges short and long-term rentals, with many of the combined benefits but few drawbacks.
The strategy is simple: buy a house, furnish it, and rent it out for over thirty days. 674: Investor Update: The "10 Deals on $20K/Year" Investor's Explosive Growth w/Ashley Hamilton
Ashley Hamilton is a landlord, multi-unit investor, reverse flipper, hard money lender, and everything else in between. You may recognize her name from episode 331, appropriately titled “10 Real Estate Deals on a $20K Waitress Salary,” which became one of the most popular BiggerPockets Real Estate Podcast episodes. If you haven’t heard of Ashley, here’s a quick rundown: As a teen mom, Ashley was working hard daily to provide for her kids. With only a $20K/year salary, she began buying rental properties, often in cash, in the Detroit area. The last time we chatted, Ashley had ten units. But now, things are very different.
Ashley knew that ten units and $7,000/month in cash flow was life-changing, but wanted to go even bigger. Since then, she’s rapidly expanded her rental property empire, growing her portfolio by many multiples and expanding into other businesses like consulting and hard money lending. She’s even developed her own version of the BRRRR strategy called “reverse flipping,” which makes high interest rates a non-issue when trying to refinance out of your property.
She gives some killer tips on keeping tenant turnover low, why paying taxes isn’t such a bad thing, and how betting on cities like Detroit can make you much wealthier. One surprising thing about Ashley is that she built the foundation of her portfolio on cash deals while making a below-poverty salary. 671: Will the “Silver Tsunami” Flood You with Cash Flow? w/Isabelle Guarino-Smith
Assisted living investing isn't your typical type of rental property investing. When someone thinks “I want to get rich in real estate,” they’re often not considering setting up a home for seniors, those in medical decline, or medical patients. Investors almost prematurely dismiss any idea of RAL homes (residential assisted living) if they have no medical background and no personal need to do it themselves. This can become a costly mistake, especially when the evidence adds up on why assisted living could be the most recession-proof real estate investment out there.
Isabelle Guarino-Smith is one of the investors that decided to go down this path. Without any medical experience of her own, she led her family business to become a successful assisted living brand throughout the state of Arizona. When her grandmother needed care many states away, Isabelle’s father realized that building not only a better facility, but a more profitable portfolio, was a smart move to make. And this risk has paid off significantly, as Isabelle now takes home a five-figure monthly cash flow from each of these properties.
She knows that the “silver tsunami” is coming in quickly and that capitalizing on this niche now could mean even great profits in the future. But, this isn’t all about the money for Isabelle and her team. She’s seen how much better care seniors can get in smaller facilities and that this type of investment doesn’t just pay itself back in profits, but in knowing that you’re making a difference in the lives of those who need it most.

After a strong housing market runup, the Federal Reserve is looking to tame this economic beast with yet another rate hike. Most investors see now as a time to take a step back, invest less, and hold their financial positions steady. But, are we approaching a 2009/2010-type scenario where home prices dramatically drop, and deals are easier to find than ever before? On this month’s BiggerNews, we bring in Kathy Fettke, nationwide real estate investing expert and On the Market expert guest, to give her take on upcoming opportunities.
In a recession or correction, smart investors deploy their “defensive investing” techniques, allowing them to pick up steals, not just deals, and fold properties into their portfolio that can help float them during times of trouble. Even as an intense investor, Kathy adopts the “aggressively defensive” tactic, the same one Rich Dad Poor Dad author Robert Kiyosaki told her about back in 2008. Simply put, industry experts like Kathy aren’t thinking of selling—they’re focused on buying!

668: 10 Units in 3 Years and Giving Back While Getting Ahead w/Zasha Smith
Reaching financial freedom doesn’t mean grinding away for decades to finally retire. It may only take a couple of deals for you to create enough traction to quit your W2 or go full-time into investing. But what if you have a family and children to support? Surely there’s no way to hit quick financial independence with those responsibilities? If you’re still not persuaded, hear Zasha Smith’s story.
Zasha was working sixty-hour weeks, sometimes every day of the week, as a civil engineer. She knew that continuing down this career path would lead to long days, even longer nights, and time away from her children. After a quick Google search on “how to get rich,” she stumbled upon real estate investing. After her first successful home flip and her first rental property purchase, she gave her resignation, and the rest is history.
Now, she’s got a portfolio capable of providing her a financially free lifestyle, with ten units acquired in just three years. Mind you, this all happened during the events of 2020, meaning Zasha deserves even more credit! She’s currently using her wealth to give back to the community, with plans to build affordable housing throughout her home state of Hawaii. Her “give back, get ahead” mentality is surely working, and it’s something all real estate investors should try.
