566: 10 Properties in 8 Months by Saying “No” More Than “Yes” w/Jason Rash
How many rental properties do you own? It could be one or one hundred rentals. But, whether you’re a rookie or veteran real estate investor, it’s hard to not be impressed by Jason Rash’s story. Jason has put off investing in real estate for most of his working life, focusing more on passive income streams like investing in stocks. This all changed when Jason saw tens of thousands in stock value disappear from his accounts.
He wanted something more reliable, stable, and calculated that he could control. Of course, real estate investing fits that criteria exactly. So what did Jason do? Did he go and buy one rental, wait a few years, and then try to buy another? Nope. Jason went and bought ten properties over the span of eight months. That more than one property a month within his first year of investing!
Be warned, there is a method to this madness. Jason has a tight control on his long-distance investing, having only the best agents, property managers, plumbers, electricians, and contractors on speed dial. This wasn’t a system he fell into, this was a system he intentionally built. 559: 1,000 Units as a Part-Time Nurse and the System That Helped Her Get There w/Stephanie Betters
Real estate CRMs (customer relationship management) aren’t the most exciting things to talk about…that is until you look at the results they help build. Before building her own CRM, Stephanie Betters was struggling to grow her real estate portfolio. She had an original goal to acquire fifteen units before her children went to college, but realized that her taxing job as a nurse wouldn’t allow it. For her to hit fifteen units, she would have to scale, automate, and delegate tasks.
She did just that and overshot her goal by a significant margin. As of now, Stephanie has 1,000 rental units and is wholesaling and building another 200 deals per year. She’s doing all of this while working as a part-time nurse, which truly shows her real estate system is a well-oiled machine. But, this system wasn’t just dropped into her lap, she had to build it herself using Salesforce as a base.

Profitable on-market properties are all around you, you just need to take the time to look. Oh, we hear what you’re saying, “all those on-market properties are bad deals!” While not all properties sitting on the MLS are home runs, today’s guest Cody Davis can confirm there are multiple cash flowing needles in the public housing market haystack.
Cody and his partner have been able to grow their portfolio to eighty-one units, all through seller financing and all found on-market. These deals not only cash flow but once paid off will allow Cody to retire not only himself but his mother as well. Did we mention that he’s twenty-one years old at the time of this recording? Tommy Christy has bought more homes than most investors you know combined. While he didn’t have to put up his own money to close on the deals, he did go through the process of lead generating, offering, auctioning, analyzing, and finally closing on them for his hedge fund employer. He was able to score twenty-seven hundred homes in just over two years, before realizing it was time for him to build his personal portfolio a bit more.
When the market crashed in 2009, Tommy saw an opportunity to buy homes at a significant discount. He was essentially buying anything under sixty thousand dollars in California, which turned out to be a good idea seeing how much the state has appreciated in the past twelve years. Tommy knows what it takes for the hedge funds to buy a great deal, but he also knows what they’re overlooking.

Sergio Altomare didn’t start out investing in self storage. He made a massive leap, making lots of mistakes along the way until he found this gold mine of an asset class. For years, Sergio was buying small multifamily properties, one of them being a “monster house” which he later had to sell due to some serious zoning issues. Once he was introduced to syndications, he knew he could take his portfolio higher, without the headaches of large multifamily.
Now, Sergio has twelve self storage facilities, with a combined valuation of close to $40M. He’s been able to increase his equity by many, many millions with simple value-add strategies like increasing rent, paving parking lots, and installing key-accessible gates for his customers. This isn’t the regular value-add you’re used to with granite countertops and freshly tiled showers; self storage value-add can be minimal with massive results.

Billy Dha Kidd is better known for his rapping than his real estate skills, but both careers are worth celebrating. Billy’s early life was anything but comfortable — growing up in El Salvador, he was used to no running water and no electricity. He likes to say that he didn’t start at zero but started at negative one-hundred. Billy’s family immigrated to the United States when he was 10 years old, moving first to California and then later to Nebraska.
As a teenager, Billy began rapping as a way for him to express himself but found he loved the craft. Rapping allowed Billy to fill his time with something positive, instead of taking the wrong path many of his friends were on. His rap taught him sales skills, business skills, how taxes work, and most importantly, how to make money.
Reading stories of generational wealth, Billy was compelled to start investing in real estate. He got his first deal, learned a lot about the BRRRR strategy, and continued to put his knowledge to work. Now, he’s sitting on twenty-two doors between eighteen different properties. He gives credit to simply taking responsibility for his outcomes, instead of blaming others or the system around him.

530: Finding the “Hidden Gold” Most Investors Miss Both On & Off-Market
Having limited lung capacity while playing college basketball seems almost impossible. But, like almost everything else in Nolan Gottlieb’s life, he pushed through it to accomplish his dreams. Hard work and determination are what allowed Nolan to step onto that basketball court, even with a severe physical disadvantage. The same determination is exactly what allowed him to close on nineteen units in just ten months of investing.
Nolan didn’t know anything about real estate; he couldn’t even describe what a mortgage was if you asked. But, as he ventured off the basketball court and became a real estate agent, he knew that agent commissions wouldn’t protect him and his family if he got sick again. He needed long-lasting wealth, passive income, and an ability to scale his success.
He started out partnering with a friend on a BRRRR. It went so well, he decided to tackle an off-market deal. Nolan was able to close not only on one off-market deal, but on a fourteen-unit apartment building as well, thanks to his six steps to find “buried gold” in his market.

524: 3 Sales Secrets That Will Help You Close Your First or Next Deal
A decade ago, Chandler David Smith was a broke college student. After searching for jobs, he was given the opportunity to try his hand at door-to-door pest control sales. The first week went slow, and he wasn’t able to close on a single sale. But, by the end of the summer, he had crushed the rookie sales record and walked away with $96,000 worth of commission.
But now Chandler had a problem: too much cash and nothing to do with it. His friend’s father convinced him that real estate investing may be the best place to park his extra cash, so he did just that. Chandler bought a condo for $73,000. It wasn’t a great deal and he made some big mistakes, but it sparked a fire under him that allowed him to grow his portfolio to over three hundred units, through small multifamily, large multifamily, and self storage.
It’s no coincidence that Chandler succeeded in real estate with his sales background, since finding off-market deals, negotiating with sellers, and raising rents all require you to sell something to someone. If you can capitalize on some of these sales secrets that Chandler discusses, you may too have a far easier time locking down phenomenal deals.

You wouldn’t know how far Max Maxwell has come at first glance. Looking at his Instagram, you’ll see private planes, a wealth of knowledge on real estate, and seriously shiny Rolexes. Not many people know that only a number of years ago, Max was broke, without enough money to fill up his car with gas, and sleeping at his mom’s house after ten years of failed businesses.

521: Leukemia & Bankruptcy to Retired with 250 Units in 7 Years
People often tell each other to “stay positive” in light of grim circumstances or hard times. This consistent positivity can feel forced when going through something truly terrifying, but it’s exactly what helped Jeffrey Holst fight cancer, get out of bankruptcy, and retire in only seven years. Once Jeffrey committed to having no bad days, he was able to either change his day that was going poorly or see the positive in everything around him.
This philosophy helped him spur on new relationships, find new partners, and close on deals creatively. It was never “we can’t close on this” for Jeffrey, it was “how can we close on this.” He uses what he likes to call the “sideways eight” strategy that allows him to have infinite returns when investing, all while giving his partners and private lenders a sizable profit.
Jeffrey also talks about seeing the positive attributes of negative situations, and how he was able to leave his job as a lawyer and hit financial freedom due to his cancer diagnosis and later bankruptcy. 520: $47k/Month in Rent, 0 Doors Owned | Rookie Takeover w/ Rafael Loza
The hosts look and sound a little different today. There are no beards and we haven’t heard one metaphor containing jiu-jitsu lingo... That’s because Ashley Kehr and Tony Robinson, hosts of the Real Estate Rookie Podcast have taken over the BiggerPockets Real Estate Podcast! Ashley and Tony regularly talk about how rookies can get their first (or next) deal, but today they’re combining expertise to talk about something more controversial: rental arbitrage.
Rental arbitrage is a form of subletting that allows long-term tenants to make massive cash flow off of short-term rentals. Someone who’s done this to an extreme is Rafael Loza. Rafael was working the night shift as his W2 job when he found out about short-term rental arbitrage. He sat on the idea for a few months, but ultimately tried out the concept on an apartment. This one apartment took home a massive profit, allowing him to quit his job and scale to fourteen units in just nine months.
Now, Rafael has twenty-four active units, all grossing thousands of dollars a month in rent for him. Back in March of 2020, Rafael was projected to bring in forty-seven thousand dollars in revenue in one month alone. But, the pandemic hit, forcing him to pivot, switch strategies, and take advantage of the flourishing short-term rental market. He has his sights set on ownership, but now he’s simply raking in the short-term stacks.
