Can ADUs Help Solve the U.S. Housing Shortage?
Some cities and states have long restricted the construction of accessory dwelling units, or ADUs—also known informally as in-law apartments or granny flats. Typically, an ADU has its own kitchen, living area, and a separate entrance. It can be a standalone structure or a converted basement or attic, but it shares utilities with the primary house. But recently, HUD released some new guidelines about ADUs, including how appraisers analyze ADU market rent.Hal's guest Tobias Peter, co-director of the American Enterprise Institute Housing Center, wrote a detailed report about ADUs, with case studies on how ADU regulation affects real estate and rental markets in Seattle, Portland, and LA. Valuation Across the Pond
In this special edition of the Appraisal Buzzcast, our host Hal Humphreys traveled all the way to the United Kingdom to visit with Chris Thorne, who's kind of an icon in valuation circles across the pond. He's been in the appraisal business for more than five decades. He started out in the 1970s with a small Bristol practice that covered England and Wales, then worked at several large firms after that. In 2010, he began a five-year stint as technical director of the International Valuation Standards Council, which is basically an international version of USPAP. Chris is also a Fellow of the Royal Institute of Chartered Surveyors, which has been around since 1868.
