All right, so I want to tell a story while it's fresh.And what happened, this seller visited, the seller came to my office.I'm talking about my home office, not my office that I have downtown, it's my home office.
So with the mail that we send out, which I actually have some here, you can see it, we send out letters to people. And I got a video where I go into detail on what this letter is, why it's like this, et cetera, et cetera.
I'll post a link to that, or you can message me for that.But I wake up, I wake up about six, I woke up like 5.30 this morning, I wake up, get ready, do everything I'm supposed to do, and I have a schedule.
My schedule is I wake up, I get ready, I do whatever I'm supposed to do, then I sit down at my desk, my home office, which you see here.
I sit down at the desk, and then I'm supposed to, like I have a script, I have a script that I use when I talk to sellers on the phone about buying their houses.I'm supposed to be writing that, but I haven't been the best about that.
However, after that script writing, I then moved to script practice.So live active role playing and script practice with a group, one of our groups, where we practice handling objections and how to handle the phone calls that come from these sellers.
So I do that.Today is May 23rd.And shortly after, there's a knock on the door.And I go down and I look at the door. And there's a gentleman standing out there.He's like, Jerome's there.I'm like, I'm Jerome.
And he's like, yeah, I wanted to, I got your letter about buying a house.So I wanted to know your criteria, how you buy houses.And he's like, I'm looking to maybe do some seller financing, et cetera, et cetera.
And the reason why I'm telling the story is because this guy just randomly popped up and it's fresh and it's interesting to me.So I invite him in.
And because it was starting to rain, like it's raining right now, I invited him in.I said, come on in.Let me let me I got something for you.Let me give it to you.So.
He's like, I've been trying to reach you, which he has, he's been trying to reach me, he's been trying to talk to me, but I have been. I have been busy or my assistant, I have assistants.
My assistant has been reaching out to him, but he hasn't answered the phone.He sent a text first, which my assistant doesn't do.They're busy making calls.So just yesterday I sent out the email.
I told my assistant, Jasmine, I said, Jasmine, reach out to this seller and collect their information. So we can, so I can find out what kind of, if we want to buy this house or not.So I haven't been getting back to him.
This guy must really want to sell because he came to my home office.He came to the home office.He's like, look, I'm trying to sell the house.I'm trying to sell it within the next 30, 60 days.And I'm like, okay, we're interested in buying it.
So I grabbed, I came upstairs and I went and I grabbed some, uh, the book, a house to sell.So I gave him my book so he could have something and he can leave with something, right?He most likely won't throw it away.So I opened it up.
I wrote my phone number in there and I said, look, I'm going to give you a call and just be aware because my assistant's been trying to call you and collect information.
We just need to collect that information to understand if the property is a good fit for us or not. And he said he has 10 properties.He has three here in Philadelphia.There's two streets, he said, Cliveden and Belfield, I believe.
They're in Northwest Philadelphia.And then he said he has one near the art museum.And he said he's going to keep that one.And then, so he said he has 10 properties in total.And then he's like, he mostly stationed in Maryland.
So he's got seven other properties that he might want to sell. And I'm just a little taken aback by the fact that he came to visit the house.He must be the home office, he must be like, motivated to actually sell the house.
So I want to make sure my assistants reach out to him collect that information.And one of the things I want to encourage you as a investor or agent is there are some things that maybe you shouldn't be doing, you should be hiring an assistant.
And something like that, like collecting that basic information, I generally don't try to waste my time doing that because I need to determine if they're serious.
My assistant is going to collect that information, determine that that seller is serious, and then we shall make the call. So they need to be pre-qualified first.
We need to see if they're open to selling their house on our terms, whether it's at a discount, whether it's over seller finance, lease option.We need to see if they're open to either of that.If they just want to sell the house, we want all cash.
it might not be a good fit for us, but we need to pre-qualify because I can't spend all of my time finding out if they're serious or not.So we pre-qualify these leads, we pre-qualify these sellers, and then we go from there.
So that's something that I wanted to share because it was interesting that this seller came and he's like, look, trying to sell this house.I was in the area, so I stopped by and knocked on your door.He knocked on, it's like eight o'clock.
I'm like, thank goodness I'm awake.I wake up at like six o'clock. 530, six o'clock, and my role play call had just ended because he arrived early and he's serious about selling that house.So we'll see if the terms and the conditions work.
And if they do, we'll buy the house.But I wanted to share that because that was interesting.It was fresh on my mind.
